      On June ** 2022 Mr. ****** (owner of the above business) came out to our address for a home inspection. Mr. ****** completed his inspection and provided an inspection report. Upon closing and taking possession of the house, we noted multiple other issues that were not included on the home inspection report that we feel should have been caught on the home inspection. These issues include: soft spots in the floor, dishwasher not opening fully, fridge leaking, fridge shelves broken, erosion underneath the AC unit and AC unit subsequently being pulled away from the house, gate latch broken, moisture/mold in insulation and subfloor around AC vents (insulation hanging was noted in inspection report, no moisture noted in insulation that was hanging). Less than 3 weeks into owning this house we are now facing the possibility of tens of thousands of dollars in repairs. Had Mr. ****** caught some of these items listed above we would not have purchased the house or at least had the previous homeowners repair some of these items before proceeding with the purchase of the house. Mr. ****** was contacted regarding the above issues and he stated that he did his job in "visually inspecting for obvious defects". When asked to provide Errors & Omission Insurance information Mr. ****** stated that he only carries general liability insurance.

      Business Response /* (1000, 5, 2022/08/27) */ The client contacted me once with a complaint about a mold issue underneath some flooring and underneath the house that there was no visual evidence of when I was at the property. I told her that I had not seen any visible evidence of moisture inside that home. I also told her that when I had crawled the crawlspace that there was no visible evidence of moisture under the house and that I do not remove insulation to look under it, especially if there is no visible evidence of moisture or evidence of a moisture issue. The issue was only evident after insulation was physically removed. The homeowner also stated to me during that conversation that the crawlspace was also inspected for a termite letter and that they also had not noted any moisture issues. This is because there was no moisture issue evident at all unless insulation was physically removed. A termite inspection company also would not remove materials to inspect what is under them without some evidence of an issue. None of the other issues that are stated to be defects at the property were mentioned in that conversation with me. Some of these items listed, like the refrigerator shelves, could not be fully inspected due to the home being fully occupied with furnishings, appliances fully loaded, and in use. This is a limitation that was listed in the report. I will be glad to go to the property and meet with the homeowner to attempt to come to a resolution in this matter. If there is an obvious defect that I could and should have seen when I was there, and should have noted in a standard home inspection, I will be glad to discuss these issues with the owner of this property. I also would like to note that payment for this inspection was due upon completion with an invoice attached to the same email as the inspection report, so I know it was received. Over six weeks passed between the inspection and the closing on the property without payment of the invoice, after I had sent invoice payment reminders to the client. Had I received payment for this inspection, which as of this response on ******* I have not received, I would have likely been more receptive to discuss a complaint when contacted. Consumer Response /* (3000, 7, 2022/08/31) */ (The consumer indicated he/she DID NOT accept the response from the business.) Repairs have already started on the house to make the home liveable so Mr. ****** coming to the house would be unnecessary at this point. Had he offered to come to the house before repairs had begun that would have been acceptable. Regarding payment, we received one invoice with the original inspection report. I assumed that it was going to be paid during closing which was why payment was not remitted immediately. I (to this day) have not received any reminders which he mentions in his above response. Because of all of this issues we were experiencing after closing Mr. ****** told our real estate agent *************) that he would not charge for the inspection because he had never had these issues with any of his work previously. ***** relayed this message to me in person.
