Regarding horse boarding only! I'd give 0 stars if I could. I boarded my horse at this facility for 7 weeks before moving him to another stable due to the poor care shown towards the horses and boarders by the owner. I paid ********** and gave a 30 day notice, but still have not heard about my $100 deposit that is supposed to be returned per the contract. Horses have forgotten to be fed including mine. I notified ***** the owner and to quote her..."It's OK if he misses a meal." Horses are crowded into a small pasture with no grass and no hay available for the horses to eat. There is no shelter or shade during these extremely hot temps. The side of the stable where the boarded horses are kept has broken things strewn all over the ground. The barn itself has open areas in the roof that are broken. ***** only cares about profits from weddings, kids camps, birthday parties and public trail rides. She does not care about the welfare of the horses or the concerns of the boarders....In response to owner's reply on my ****** review. Let's address these false claims.My horse was in excellent health when I brought him to Benbrook and had never had health issues prior to being to at this facility. He actually lost weight at Benbrook. Horses have not had access to hay for the last several days. Drive by the facility and see for yourself. Other boarders will vouch.. Walk through the boarder barn and property and you'll see the broken roof and equipment laying around. I was never asked to leave. I CHOSE TO LEAVE FOR THE SAFETY OF MY HORSE. Final lie from the owner... I have never abused my horse. The only time I was ever on the trails was with another boarder. I never accompanied any Benbrook staff on the trails.***** the owner does not like to be called out on mistakes so she makes false accusations to make the owner look bad. Make your own decisions, but I would NEVER recommend this place to board your horse. She cares about the money not the people or animals.Benbrook Stables Response

While we understand boarders get upset when they are asked to leave the barn, we are always surprised by the total false review they come up with in retaliation. We 100% reject every single word of *******'s false review. If any reader would like to see our facilities at any time, new videos and photos of life around Benbrook Stables are posted weekly all across social media. All photos on our website at www.benbrookstables.com are current and updated almost monthly. ******* had trouble the day she moved in. Her horse was in very poor condition from ******* feeding a very inexpensive, non nutritional horse and mule grain. We moved her to full care to put weight on her horse and help his overall condition. Under our care he filled out beautifully in a very short time. ******* struggled with being told her grain had no nutritional value and hesitated at every turn to change. Our grain is an all natural blend of oats, barley and corn with added electrolytes. It is very well balanced at 9% protein, 6%fat and 6%fiber. For horses that do not have any type of physical job, it is a perfectly well-balanced diet. We keep 3 to 4 round ***** of fresh coastal in the pastures at all times. All horses have free range access to the hay 24/7. Something I'm not sure that other barns provide for just $500 per month. We feed like clockwork at 7am and again in the afternoon 7 days a week, 365 days per year. We have never missed one feeding in the 30 years we have owned the stables. That is how we have grown our boarding from just 4 horses to have a waiting list every single month for the past 5 years. Like all potential boarders, ******* toured the facilities and interviewed with us before she moved in. If she had any questions about the condition of our facilities, she never once voiced them, until now. We have 100 acres of grazing pastures. It is July in ***** and right not the grass is definitely sparce. It will be abundant again in the fall and Spring. That is why we make certain to provide free range hay throughout the year whether we have grass at the moment or not. Every pasture has a grove of shade trees, or a ************** area for the horses. To "make" them go stand in the shade of the structure or trees is another story. To say our facility is run down is an amazing falsehood on any level. I ask anyone reading this to check out our photos across social media, our website and ******* You can find the truth in just one search. I do understand ******** frustration with being kicked off of the trails for mistreating her horse as well, but that has absolutely nothing to do with us. All riders on the trails and at the stables should treat their animals with kindness and respect at all times. ******* does not get a pass for any reason. We will never allow any person to mistreat, under nourish or harm a horse at any time, in any way.Benbrook Stables Response

As stated in our contract #** of your boarding agreement. We would encourage *************************** to read our contract, our Barn Rules, boarder conduct and the ethical treatment and code that we strictly follow.
Below is apart of our contract that states are deposit return policy.
20. Either party, for any reason, *** terminate this Agreement at any time, upon prior notice to the other party. BBS will not refund any portion of the monthly boarding fee for early termination.
21. ******* understands that, by law, a lien arises with respect to any horse boarded under this contract. To further secure payment, Boarder voluntarily grants a security interest and lien in favor of BBS on the Horse or on any other horse or other property belonging to Boarder, which *** be on BBS premises. In the event of nonpayment, this Agreement serves as a Bill of Sale for such horses or property.
22. Boarder shall not remove the Horse from BBS premises until all sums accrued under this Agreement have been paid in full.Monthly boarding fees, costs of feed and hay, and any other cost covered under this Agreement will continue to accrue while the horse is in BBS possession, whether or not this Agreement has been terminated. In the event that Boarder removes horse from BBS premises, prior to payment in full, then Boarder shall pay any and all attorney fees, legal fees, and/or other costs required to collect such unpaid balance.
**. Boarder will pay a $100 security deposit on, or before, their first monthly board payment. The deposit will be deducted from Boarders last monthly board payment with thirty (30) day notice of move out. If thirty (30) day notice is not given, then Boarder will forfeit the security deposit. DEPOSITS ARE NOT RETURNED They must be deducted from your last months board.Review from Chris T.

Terrible, terrible, terrible!!! The owner ***** is rude, ******************** speaks to you like your one of her employees by bossing you around! If she cant boss you around she gets extremely mad & disrespectful! She should not be allowed to interact with the public. She always comes back with excuses & lies on her response to bad reviews! I know numerous others that have had a bad experience with her! Dont waste your money at this place its unorganized & ***** is a nightmare!!!!Benbrook Stables Response

***** is upset that she was not allowed to enter her 6 year old daughters ******* She repeatedly entered areas that parents are not allowed to enter. She repeatedly tried to interfere with the instructors, tried to give the ****** herself and actually walked through a group of horses putting other riders and herself in ***** way. We asked her multiple times to stay where all spectators are supposed to stay. After being asked she continued to endanger herself, her daughter and others. She did not want to take no for an answer and refused to stay in a safe area. She informed us that her daughter, who was having a great time, would freak out if she could not see her at any time. We told her if she could not stay in the appropriate areas, and out of ***** way we would have to stop the ******, we would give her a full refund and that she would have to take ******s elsewhere. She became enraged. She ran to her daughter ( who was still having a great time riding) made her get off her horse and leave. When we asked for her daughters helmet. She refused to give it to us. Instead she followed me to the office to throw the helmet in the ground and told us that she will kill us with reviews. Our main priority to all of our guests is safety. She put multiple customers and herself in a dangerous situation and we had no choice but to ask her to leave. We can not allow people to enter the ****** areas, walk through trail riding areas around others riding or put themselves in any dangerous situation. ***** refused all of our attempts to keep her in a safe area.Customer Response

It was my first time riding after a while and I was nervous but my instructor ********* made me feel safe and comfortable! Everyone is very welcoming and friendly. The horses were beautiful and I learned a lot! I recommend this place for anyone wanting to learn how to ride.
