      As tenants of ALNA Management, we are concerned there are dangerous condition on the property that deserves prompt attention. The following conditions have been reported to ALNA via portal and verbally. I spoke with Noor, Jordan, Wes in regards to these issues and explicitly stated I wanted the foundation evaluated. I am willing to get a foundation company to evaluate the foundation in exchange for rent payments that are equal to the value of the evaluation. Angel (Maintenance) was sent to perform patchwork on 10/18/2022 but; said he was not equipped to handle the foundation issues, which he agreed was a visible problem he has seen in the past. Angel CLAIMED he was told to spray over the cracks, fill in the gaps and paint over visible openings in the home. I observed the conversation with Wes when Angel called to say I had requested a foundation repair company or expert and that patchwork would not suffice. Again, I am requesting the foundation to be evaluated not patchwork! Patchwork have been performed in the past and the same issues are occurring due to THE UNDERLYING ISSUE NOT BEING RESOLVED. Making cosmetic repairs is not helping the health and safety of the tenants. This is NOT a remedy; the home is unsafe and need a real resolution. I have taken photos of all of the issues, uploaded them on the site, and have uploaded as many as possible to the portal. Please see the issues that are present due to the foundational issues. * Ceiling Cracking * Cracks along the foundation * Walls are separating from structure * Floor panel is coming up from the floor * Floor tiles cracking * Rotten wood under the bathroom sink ( #1 bathroom) * Doors are unleveled * Gaps in doors * Doors on cabinet are unleveled * Windows are not intact * Doors are unsquared * Floors are uneven * Water spots on ceiling in 1 st bedroom * Sheetrock coming apart * Cracks are all over structure of home (interior/exterior) * Nails are removing from drywall * Bugs are coming into the home

      Business Response /* (1000, 5, 2022/11/02) */ We are requesting to have a engineer report done on the foundation. Once completed we can continue with repairs as needed. We have no intention of leaving the problem untouched and will do our best to keep the property safe and functional.

      I gave $200 in application fees to this company with the understanding that if it didn't work out, I would be refunded. Now that we have chosen to go another route, they are refusing to refund our money.

At that time, you decided to not use his income for the application process. We also explained that we are a first come first serve management company and if prior applicants files have been completed and approved then we would advise you on our other rental locations and if not interested then offer your application fee back. We then asked if you had any other questions and you stated no and that you understood the application process. At the time of our conversation, we still had pending applications. We submitted you and your co-applicants' applications and just your income verification per your instructions to our 3rd party vendor who completes all of applications on 1/17/2022@12:50pm. We then received an overall recommendation to decline this application because the application did not meet one or more of the requirements that is set to "Pass/Fail". We then did inform you that your application was denied via email 1/17/2022@4:15pm and how you could go about receiving a more detailed report as to why your application was denied. Your application was being ran to be considered as future resident, then it was denied, and we had no other approved applications. So, in this case you we're considered until we received the denial response hence no refunding of the application. All of this was explained to you prior to us running your application. Had we run your application and you had been approved with or without conditions then we would have gone to the next application process stage, but in your case your application had been denied. I was told, simply, if it didn't work out my REFUNDABLE deposit would be refunded to me. I told your associate we decided on another route BEFORE my application was run. You took it upon yourself to run it anyway and steal my money. I want it back. Post haste. You stated that we were to only use your income verification in the application process. As per your request and your instructions your application was ran. Upon running your application, it came back as denied. Your application did not pass the first phase, so it was not sent to the next phase. The process was explained to you in its entirety, and you stated you understood. We also explained that we are a first come first serve management company and if prior applicants files have been completed and approved then we would advise you on our other rental locations and if not interested then offer your application fee back. Your application was being ran to be considered as future resident, then it was denied, and we had no other approved applications. So, in this case you we're considered until we received the denial response hence no refunding of the application. All of this was explained to you prior to us running your application. Had we run your application and you had been approved with or without conditions then we would have gone to the next application process stage, but in your case your application had been denied.
