I signed a lease for an apartment within the student housing complex known as Catalyst Midtown (in West Midtown *******) for the 2023-**** school year (end of lease: July 31st, ****). In early November 2023, my university notified me that I had been approved to do the Spring **** semester abroad and, per my lease contract, I spent a month searching for someone to takeover my lease from January 1, **** until July 31, ****. In Mid-December, a re-let contract was drawn up between myself, Catalyst and the person that had passed the application process to takeover over my lease (***************************). The contract released me of any responsibility for the apartment starting from December 5, 2023 and was digitally signed. On December 29th, I received an email from Catalyst that *************************** had decided he was no longer interested in the apartment and that I would be responsible for the $1,387.07 rent due in 3 days (on January 1s). I immediately went into the resident portal app to pull up the previously signed contract but it is no longer available to be viewed by me. Over the last couple of weeks, Catalyst has ignored multiple request by phone and email to send me a copy of the contract while still requiring me to pay ********* rent (which I did out of fear of potential impact on my leasing/credit history). I would like a refund of the $1,387.07 paid, a copy of the signed re-let contract and confirmation that Catalyst will stop harassing me for future payments. Aloha I have moved to Catalysy property on November/2020 . Unit 1905I knew the property manage ******************************* as *** worked as temp with him back in 2018 at the sky house property. I was a temp for more than two months and he never had a problem. However when it came to hiring he hired a less qualified person without any property management skills, simple because she was a female .On 02/07/2021 , I made a complaint about assistant property manager ******************* in regards with her disbursing and knocking on my door at 7 am on Sunday as she was leaving on the same floor as me . I brought up the issue to the district manager but ***** or ******* never apologize for the incident. Even though district manger apologized and acknowledged that behavior was unacceptable and unprofessional, ***** called me to defend ******* . I made a few comments and complained about ***** at it seems like he was micro managing and favoring the residents and he didnt like it .I even won instagram contest for the most like on my post but ***** decided that I should not receive the prize and he took that away from me as well .On April 2020 , I was single and using dating apps. So I came cross a person who was living on the same property and she invited me to her unit . Unfortunately I missed heard the unit number and ended up on the empty unit . After quick conversation with her and realizing then I left the unit . Two days later , ***** called me to his office and showed me a video of me leaving the unit and accused me of stealing A/C thermostat and shows me a video of me leaving the unit empty handed and he pointed that there was something in my pocket but he couldnt verify . However he decided to evacuate me from the unit . Later on I also got charge for the their A/C exit water clogged and cause damage to the floor . ***** action was discriminatory and revengeful. He has no evidence of anything and made false accusations to kick me out of the building .Initial Complaint

There was a 60-day notice emailed to vacate in 60 days, moved out with no problems until my husband got an alert on his credit that he owed over $4000, went to the office on 5/15 and the Mgr. informed him that no one moved out until March of 2023. Went back in on 5/16 and the Mgr. apologies that there was a move-out on 12/1 and that it was their mistake that they did not show it on the ledger that it was a total move-out and that it continued to show that someone still lives there. We asked that this be out in writing so we can send the dispute with *********** but the only thing they printed out for us was the ledger that still stated the move-out date was 1/2023. All we are asking is that they are fair that they give us this letter to show that we did move out when the 60 day notice was sent.Initial Complaint

I received a collection on my credit report in the middle of my home buying process which caused my score to plummet. This is due to identity theft this apartment failed to collect application fees from the suspect up front so they decided to pin them to the random social security number this person gave them which was mine. Application could have never been processed since my credit is frozen and suspect cannot unfreeze. I try to call their 844# and get directed to voicemail every time with no callback. The local number on the website is disconnected. The inquiry section on their site also does not result in a reply. Very shady business practices. They have sent their debt collectors on me, and the debt collectors also do not know how to get ahold of them or so they say and their addresses are just minutes away on the same street from one another.Working with private investigators and an attorney currently. Avoid at all costs. I see from other reviews that communication issues are common.Initial Complaint

The property owners are not repairing known issues with the property:- leaking roof, multiple complaints - mold multiple complaints - the health department came out last week and cited the property and gave them a week to remediate mold. The owners have told the on-site property management to *not repair inside units*. They were told to ignore and suppress complaints and only repair the worst 10% of issues cited by the health inspector. - now the owners have reduced the hot water and the water pressure in retaliation against tenants for complaining about conditions on the premises and asserting our fair housing rights. Further, this property gets subsidies from the government for middle income support but they have raised the rents amid slum landlord behaviors. There is dry rot and failing wood structures that the owners are aware of but refuse to repair. They told the property managers to just paint over the damage to hide or aesthetically cover it. I hear loud shifting noises in walls and on my balcony. Im afraid my balcony may not be structurally sound. The property is managed by bankers. They are simply greedy. The biggest issue is the mold that has been reported to to inspectors for which they were cited. Only repairing 10% of the worse issues is an attempt to assuage inspectors but not really make the property safe. Finally, reducing water pressure and lowering the temperature of the water is retaliatory. I pay $3400 a month to live her, including for water, sewer, water heating and garbage. How can they reduce the water when the tenants pay directly for it?Can you help us assert our rights to mold-free, environment and necessary utilities like water?Business response

I've contacted Catalyst Multifamily Management at least 10 times. I've never been able to get in touch with an actual person, but I've left several voicemails and have sent several emails and still no response. There has been no management available on this property for months and the maintenance is nonexistent as well. I went five days with no air with a 6 year old in the home triple digit weather and it was treated as no big deal to this day no one has contacted me regarding the issue. Instead a man shows up at my door I never seen and asked to put a window unit in a 11:38 pm and I called to report the issue at 7:00 pm he never called and stated he as coming and he did not get in. What kind of mess is that to send some stranger to my home at that time at night and I am a single woman living alone. I have had nothing but issues that goes unaddressed the young managers in the office are very dumb cannot answer any questions and anytime you ask to escalate an issue they want to provide an email address that is never answered. The pool has been closed ALL summer but you still choose to charge for something you are not providing. You threaten tenants with lease violations for the trash bin but you leave the thrash unattended for days and think its not an issue. because they paint the bathtub I have had an issue with the plaster coming off in chunks this is the second time this has happened and I reported this 3 weeks ago and still have not heard anything I have one bathroom and 1 bedroom at **** a month I be darn if I am going to leave and go some where else to take a shower. The plaster is coming off the wall from the seal. This is UNACCEPTABLE and I am tired of going back and forth with slum lords that just want money. You raised the rent over $300 in one year and you can't even keep a manager and dependable maintenance. This property has turned into a cat infested dump that is way overpriced.Business response

I stay in The Retreat where the rent has increased $400 in a year and there has been little to no management or maintenance in over six months. I have had a maintenance request pending since 07/22 where all the paint has chipped in my bathtub and that is the only bathroom I have to use. i went without air for over 5 days and was told that they were not aware it was not fixed after I called to report the issue at 7:30 pm on the day it occurred several times I never received a response only some man that I have never seen show up at my door at 11:38 pm imagine that for some stranger to come to my door as a single women informing me he was here to put a window unit in my home. I pay way too much rent to even live the way I do. After the air was supposed to be repaired it went out again the unit needs to be replaced not fixed. I am also being charged all summer for a pool that was not available to residents went work out facility there is also a charge monthly for pest control and I have yet to have anyone reach out to me to come spray for all the ants and spiders that's in the home. This management company is a rip off and does not try to resolve any issues just want rent always quick to threaten tenants with lease violations when they have been in violation repeatedly. The trash dumpster at the end of my street stays nasty and full of trash on the ground causing a cat invested community and tackiness. We are getting raped with the amount that is charged to love here with no response and assistance from management whenever you ask for a number to escalate a concern you are provided an email address that no one responds to or the temporary help in the office continues to say there is nothing they can do my place flooded last month due to the neighbors hot water tank busting I called immediately to report today is 09/20/22 and to this date no response or any maintenance has come to fix the issue . I am living in a mold infested home all you care about is rent!!!! UBusiness response

I am rejecting this response because: This is my 3rd complaint and nothing has been done I have tried repeatedly to speak with CURRENT management only to get the run around and then told to contact corporate. No is ever around to address any issues only to collect rent. I have asked to be let out my lease since my concerns or not being addressed along with maintenance requests still pending since July along with the flood that occurred in my kitchen and garage caused by the hot water tank next door that those tenants have since moved out. The manager lacks people skills and does not know how to communicate she has contacted the police and provided false information stating I assaulted her which is not the truth by any means. Ive never been close enough to assault her nor is she worth my time freedom. Unfortunately she refuses to resolve any issues or address any co cerns she sits in the office on her cell phone and does not answer the phone.

If there are any service request that are pening the resient can login to the resident portal to put there request in. The police were called as a directive from our corporate office as the resident has cursed out 2 of our current staff members over the phone and in person. Some of our executives also had a not so great experience with this same resident being ****** aggessive curing and using obscene language.
The office will contact the resident to seek resolution.

I am rejecting this response because: I am rejecting this response because the business continues to lie no one has contacted me yes I have had to curse them out because they are very unprofessional they send people to my house that I dont know that look like theyre on crack they havent been screened. I am a single woman that lives alone and is too much things that has happened in this complex as far as shootings and everything else so they can quit with the lies and Ive never heard of you cussing someone out to be illegal so to call the police to say I cussed them out Im glad that I have this because it shows that I did not assault anyone by threat as you claimed which was incorrect if you get people in the office that knows how to talk to people and handle concerns then they wont get cussed out. The business has to understand you have to give respect to get respect and the two young ladies in the office does not know how to talk to people in a business manner and they do not answer the phone so Im not sure how I cussed anybody out over the phone however anytime youre not doing your job and Im paying $2000 a month for one bedroom you better know how to talk to me because I dont have money to give away and Im tired of hearing about the office saying that theyre going to contact me to resolve it because no one has contacted me up to this point they sent someone to my door and said I heard you have a maintenance request I never seen this man dont know who he is he had no paperwork. Which seems odd since the office continues to claim they never got the work order and you just informed me on this BBB concern to go on the portal but you send a strange man to my house on last week. I have so many receipts to dispute your false claims not to mention. The mold I. My place which is a health hazard from the flood in my garage and kitchen from the next door neighbors got water tank busting over a month ago. I called the emergency number when it happened to this date they have yet to send someone to my place and the neighbors moved out after a fight where the police was called. You have bigger issues than me and should be glad you only got cussed out this is been going on for too long and its unacceptable. Get it together and quit acting like slum lords. They dont care about anything but the rent.

The resident continues to be very combative to our staff. The resident has been contacted and needs to put work orders into the system in order our staff to perform work. When our team attempts to do the repairs the resident must allow access and must to respectful to our staff members as they are only there to assist.
Managment will send a maintence tech to the residents home 11/3/2022 to address any additional concerns. Our staff will be directed to leave the apartment if the resident continues to curse and threaten our team.

This is fair warning to becarefull before renting from Catalyst Multifamily Family owned by MBP ******** **** I live in ********************* at ********************************************************************, and on 01/12/2022 (the office made mistake on the year they have 2021 but the renewal lease has 01/12/2022 and we have only been here a year.) put our renewal lease offer which also offered a $1000.00 for us if the was returned within 5 days or the rent would be higher on our garage. Now for the 2021 we were paying just over $1800.00 a month for 2 bedrooms 2 1/2 bath with garage, but the rent was increased over $266.00 taking our rent over $2000.00. The $1000.00 we to be given to us after our 1st month rent was paid and that was April 1, 2022 and here we are half way through our 3rd month of our new lease and don't have the thousand dollars. I have called the office several times and gone to the office several times and was told first how was she to know it was legitimate I told her she could speak Aasia who was the at the time the offer was made and I emailed copy of the offer several times once while I was standing in the office and what I was to be corporate also called corporate office never getting response from anyone. On May 27, 2022 I went to the office at **************************************************** and spoke young man named *** who confirmed there was no one in the office that I could speak to about my complaint, I told him anyway. Now what I forgot to say was that since I could never hold to anyone I didn't go to work on May 19,2022 because the apartments were doing inspections and she knew I would be off on Friday 20th and of course on May 19th we were in the first group that was inspected. I approached the lady who once told she was from corporate infront of a gentlemen who said the apartments were trying to get financing and she told she was unaware that we had been waiting since April 20th to get my garage repaired and she said she did see the note about the $1000.00.Business response

I moved in to these apartments on May 19th after applying for this apartment two months in advance. I was given keys except on my move in day May 19 except the mail room keys to the mail box. I have been given the run around after multiple promises to get my keys by different dates from ****** and office manager. Also work orders are never looked at. I submitted a maintenance order because my garbage disposal wasnt working after 3 days I just despises do fix it. On that 3rd day I was having issues with my dish washed and I submitted a maintenance order and after two days of no response I decided to just fix it myself with ******** I shouldnt have to fix it myself if Im paying for maintenance on my own. Just please help me get my mail room keys I have important mail and packages In the mail box. I am told consistently its illegal and they just have to catch the **** person. Sounds untrue.Business response

The Manager left the resident a message that stated their mailbox keys were ready to be picked up, I assume the resident did not review the message. We reach out to the resident today after an email was sent to our corporate office. The resident informed us that they were able to pick their mailbox keys up.
