Lease ended July 15, 2023. $650 security deposit and other credits were marked in my online account as "to be refunded" on July 15. This amount was after itemized deductions for damages. According to the lease this refund must be sent no later than 30 days after the lease ends, but it has not been sent and they will not give me any clear answer as to when it will be sent.

My daughter ******** signed a lease to move into her apartment at the Arbors of Denton apartment complex on 8/5/24. We had paid a deposit and one months prorated rent totaling $1303.00. When we asked if we were able to move in on 8/12/24, the apartment, **** ****** informed us that due to a ***** infestation, we could not move in and she did not have a move in date for us to move in. She stated the best they could do was put her up in a hotel until an apartment was available. Due to my daughter school beginning 0n 8/21/23, we could not wait to move in at an undisclosed date and did want her living in a hotel. I then sent the following email to the Arbors of Denton and Atlantic housing who oversees this property:Dear leasing manager at AHF- Arbors of Denton, LLC This email dated today, August 12, 2023, shall constitute *********************************** official written notice and request to terminate the lease which was to start on 8/5/23 for unit 837 located at ******************************** in Denton, *****. I am making this request due to the indefinite delay of occupancy caused by the current ***** infestation. One week has passed since the official move in date of August 5th, 2023 and we have not been given written notice of delay or a new readiness date, therefore it is in accordance with the Delayed Occupancy provision of our rental agreement that we may terminate our lease. In accordance with our terms of the lease, it is my request that my deposit/first month's rent of $1303 be refunded and mailed to my home address of *********************************************************************Please call me at ************ should you have any questions. Sincerely,**************************** Father of ******************************* We received an email from Atlantic Housing that we would receive our check within 30 days of the termination date. I emailed Arbors of Denton and Atlantic Housing on 9/14/24 asking for the status of our refund since it has been over 30 days since the termination date and have yet to get a response.

Date- 8/15/22 I am a current resident of The Arbors Of Denton. They have given me an assigned parking spot across the lot. I have been attempting to speak with the people at the office to share that I, as a 100 pound woman living alone, would feel much safer with a parking spot outside my building. My neighbors have parking spots outside of their building and they have a german shepherd, a roommate, and so on. That is all to say, I don't understand why I am already naturally not as well protected and yet I have to walk across the parking lot to get home. I am 21 and taking night classes so I really don't feel safe walking that distance at night. When i tried to explain this, the manager, Tim ******, proceeded to twists my words and essentially yell at me. I tried to explain that my neighbors have a big dog to protect them and I don't, he accused me of being afraid of the other residents and afraid of dogs. He mocked me for being concerned for my safety as a small woman by repeating "because you're a woman" in an aggressive tone anytime I spoke. When I tried to explain that I am only 100 ponds and have to think about these things he said "And i'm 200 pounds. everyone feels unsafe, it's not just you." his response to the parking issue was that everyone in the apartment had unsafe parking, which is not better. he mocked me and spoke angrily to me until I left and cried in my car. I have attempted to call the corporate office and they have not accepted my calls and upon reading the reviews I've found that they are known for never answer calls or seeing people. All I want is a safe toning spot and to not be yelled at and ridiculed by a grown man when i respectfully raise concerns. There is no higher up from me to get in contact with due to the office never accepting calls. I am considering driving the office and I would appreciate a note if some sort from you to show them to help the situation, or a push for my apartment to help me get a safe parking spot.

Business Response /* (1000, 5, 2022/08/26) */ Contact Name and Title: Property Manager Contact Phone: XXX-XXX-XXXX Contact Email: *******@arborsofdenton.com On 8/15/2022, ***** ****** came to the leasing office requesting to have her reserved covered parking switched closer to her unit as she has to walk form her car to her unit. The property manager informed resident that Arbors of Denton is at 100 percent occupancy and has not additional covered parking spots available. Property manager offered a resolution for the resident to park in uncovered parking spot that is located close to the resident's unit as it is a first come first serve basis. The property only has enough covered parking to be assigned 1 per unit, which is pre-assigned before residents move in totaling 191 covered parking spots. Covered parking spots are located on the premise of the property. Arbors of Denton has a total of 12 residential buildings ranging from 8 to 20 units per building and not all assigned covered parking spots can be located in front of the building a current resident resides in.
