Sends mail to people claiming to want to buy property but offers stupidly low money. They will rip you off.Business response

We are happy to not contact ********** again. All we need is his reference number and/or mailing address(es). With only a first name to go by, we have no idea who this person is, or what the situation is. We never rip people off, but maybe we made a mistake? Or maybe the current market values really aren't as high as what **** thinks they are? We are happy to help, but all we have to work with is a first name and an unsubstantiated claim.Customer response

I am rejecting this response because: you are dead wrong 130k for 37 acres in a market where land goes for *****k an acre is laughable. I just bought the place and the appraised value for it was just shy of $500,000. You offering 130 is a complete ripoff. Calling yourself a family business I guess the family business is scamming folks hoping they will accept your offers so you can flip the land for what it is really worth and laugh all the way to the be bank. I refuse to give out my personal info to you so you can contact by me more. I will say you better never send **** who owns land in *********** another letter. There is even scam alerts out for your company in several other counties across the ***. Stop scamming folks. Y'all even took your listing down off ****** because of all the bad reviews. Predatory practices. This company sends mail solicitation to individuals and claims to have a great record in helping them. He offers 10% of the value of their property. He tries to identify a person's land as vacant. He will also post a rebuttal to my claim, however I have added the letter He sent to me. He offered $63,974.12 for ***** acres of land that has an estimated value of $532,000+. These are the types of businesses that ***** can do without.Business response

That typo is significant, and unacceptable. We have taken two steps that will hopefully address your concerns. First, we have added you to our "do not mail" list. We will not contact you again. Received an unsolicited purchase agreement from BCP land for a fraction of the price that my land is valued for/worth and half of what I paid for it 5 years ago. Seems like BCP Land is contacting anyone they can until they come across the right elderly person or mentally uncappable person to take advantage of.Business response

Please do not assume that the price we offer is the price we pay. The equation we use is..... "the price we offer (what you see) + negotiation + all of the expenses we pay (what you don't see) = the total amount we end up paying for a piece of property." Expenses we pay potentially include, but are not limited to, paying off the loan(s) against a piece of property (in full), any/all liens against the property (mechanics liens, child support liens, etc.) legal fees, back property taxes, especially for those properties already in foreclosure, surveys, title insurance, closing fees, etc.
Hopefully this helps you understand why we have many, many happy folks we work with, including repeat sellers, to help them to with what they agree is a very fair price, when all costs are considered. We are different in our approach in that real estate agents, bankers, tax collectors, etc., just want to make money for themselves, with no "skin in the game". We are willing to pay thousands of dollars for everything, upfront, without any guarantees, to help people out of bad situations. That is hard to find in today's world. You can't ****** for that service. Yes, we do end up buying properties, but only when both sides agree to a fair price and overall deal.
Also, to protect both our company and our sellers, we always, only, close through attorneys, or title companies, depending on that state's requirements and laws.
Your further comments we know to be provably untrue and consider libelous. Thank you for providing your information. We will review with our attorney about contacting your directly for a potential claim and settlement.

Received TWO unsolicited offers to purchase land within weeks. The offers included purchase agreements that ANYONE could have signed and returned. I have several acres of farmland (not vacant as referenced in the letters) and received repeated unfavorable Purchase Agreements (referencing #**-AL-COF-919) for a fraction of the land value. First off, very insulting, second....unsolicited! The problem with the letters I received from ******************* is they had Purchase Agreements included with the cover letter. These Purchase Agreements were sent through the ***** not Registered and NO Signature Confirmation! Anyone could have gotten this letter and signed it and then I WOULD HAVE A HUGE PROBLEM!!! Incredibly BAD business practice and wreaks of potential fraud. I work in land financing and see how this entitys practice can cause issues with landowners, especially with naive individuals and the elderly. This entity should rethink its practices and remove its claim If you do not want to sell your property at this time, you do not need to respond. We will not contact you again. Its dishonest because this entity will continue unsolicited contactFurthermore, their cover letters emphasis on We are A+ rated with the Better Business Bureau seems a little off considering there are multiple negative reports for this entity.Business response

We have noted the address given for *************************** and we will not contact her again. To be clear, no, it is not possible to have someone sell land to us that they don't own. This claim isn't true.
To protect our sellers and our business, we require working through title companies, with title insurance (which we pay for), with all documents executed in front of a notary, with proof of photo id, such as a state issued, current, drivers license. Often, lawyers are also involved, representing both the seller, and a different law firm representing our company. These safeguards are vital and we will not buy any property without them. With these protections as a part of our processes, we have paid out millions of dollars to very ************* over the years. We help people with what are often complicated real estate transactions, and we are proud to help them.

As many have written, we too received a letter from BCP Land. The letter references the public record for my land in the ************************** The public record assesses the property for $98,780. The offer they gave me was $19,127.07. That equates to *****% of the land's TAXED value. A quick look at real estate prices show that the land is likely worth 50% more than the taxed value. While the offer given is not 10% of FMV, it is probably somewhere between *****%. I have read the responses, including one that says "we have never PURCHASED property for 10% of FMV." However, they have certainly OFFERED to buy property for not much more than that. I appreciate the desire to make a profit, but it is very hard to not see what appears to be opportunism in the business model, one which has no problem offering ***** cents on the dollar for someone's property. I will leave it to those who read this to determine if this is predatory, but I urge great caution in working with a company that would value not make a "fair" offer initially. Now, in anticipation of BLP response, please note I urged caution in working with "a" company, not "your" company. I did not make a judgment on whether this was predatory. I said what "appears" to be opportunism. The numbers I have given are factual, and can be backed up. I would challenge the notion that "all sellers" know enough to get the best deal that works for them. Sadly, there are many who don't and can be trusting of others to their detriment. Also, sadly, they are probably not the ones who will check things out with the BBB.Business response

We do make mistakes on pricing sometimes. It sounds like we did here. We are sincerely sorry about. As hard as we try it does sometimes happen. However, did you call and speak with us? probably not. Have you ever actually worked with us? No. You assumed. If our price is wrong, not a problem. If you want to sell, call and tell us why we should pay more. We are happy to listen and negotiate a price that works for both buyer and seller.
Although we are in the real estate industry, we are really in the people helping business. Did you know that we spend tens of thousands of dollars every month, upfront, helping people out of legal issues, boundary disputes, back taxes, and many more expensive problems, with no promise that a deal can or will even be completed? Did you know that we have people attempt to scam us every day? That is just the society we all live in today. Some people are successful at it and we do lose money. So we have to be careful.
The people that we do help, we might pay them $100K in cash, for example. They get a life changing amount of money and they are thankful for our service. But we help many, many people, compared to the very few negative reviews over the years.
Yes, ALL sellers do in fact know enough to make the best deal for their circumstances and situation. We just have too many safeguards in place to protect both us and the people we buy from. EVERY transaction we complete includes a title company, title insurance, notaries, and usually surveyors and lawyers. We won't close otherwise. We pay for all of this, upfront. It's free to the seller.
Unfortunately, not all property can be conveyed. It is a fact that some people have property that has issues - it is just not in a position to be listed with an agent because it can't close. That's when we step in to help so many great people, and we pay for everything upfront.
BBB reviews are fine, good or bad. What really matters is that we keep our word, we do what we say we are going to do, we communicate constantly, we handle every step of the process, we actually close deals, we pay a far price that sellers are happy to accept, and most of all we help people.Customer response

I appreciate your defense of your company. I also understand that you are a business and not a charitable organization, and while you put money upfront, it is what most businesses do in spending capital--"you have to spend money to make money." I'm not sure of the relevance of your offer to me and you being scammed by others. Surely, you're not suggesting that I, or others who are concerned about the unsolicited offers you are making are trying to scam you? I am also curious about what I assumed. I didn't assume that your offer was less than 20% of the land's taxed value. It was. Now, if you're saying I assumed you wouldn't negotiate with me, then you're making an assumption. And honestly, taking a tone with potential customers who have a legitimate concern isn't consistent with how you have described yourself. Sure, I think you would negotiate. But, I also would assume that someone who would want to do business with a capital investment would do a little homework, homework as simple as looking at the tax value, while looking up the address and property description. If that is an incorrect assumption, I'm sorry. Can you please appreciate that someone who has worked very hard for over 30 years to find a piece of property, who two and a half years ago paid many times more than your offer, would be a little offended, and perhaps even a little put off by someone who apparently devalues your property/efforts based upon a communication that you initiated. Your communication to me was the first impression. And it was not a good one. And talking down to me in the first paragraph isn't a good second one.
