We have been dealing with a foundation problem with Tilson for about 3 years. It started with cracks in the laundry room floor through to the garage. We also noted the wood trim along the right side of the garage pulling away. Tilson sent a guy out that measured the foundation and said it was within tolerance. He provided literature and sent us an email regarding corrections to fix the problem. Fast forward and we now have trim pulling away from the roof top. Tilson insists we have not followed recommendations. We have a pier and beam house on the property that has no foundation problems. The problem side of the Tilson home is graded even though Tilson says it isn’t. The left side can’t be graded because electric runs there along with phone lines. We hired a structural engineer who noted the crack in the floor is a structural issue that needs repair, but Tilson has not responded. Despite having a sprinkler system Tilson said we needed soaker hoses. We finally relented and installed those. We have added additional dirt on the left side of the house and installed full gutters around the house. Now the trim is pulling away front and back along the left side of the house. Through the process Ii have gone back and forth will Tilson to no avail. When engineering the house, the engineers opted to do a deeper foundation on the right side due to the grade of the land. They did this in place of putting in a retaining wall. I believe the weight of the concrete has caused this issue and they know it. It’s their screwup and won’t own up to it. They just shift the blame to us. There have been other Tilson homeowners with foundation problems. I thought I did my homework but guess I didn’t.Review from Olaiz S

I regret ever contracting Tilson Homes to build our home which was completed one year ago in Oct 2023. I first noticed their arrogance during construction. Simple things that needed to be address were never addressed. The house was delivered with scrap materials all over the back yard, wood, roofing materials and nails and more nails. We were without a stove for the first 2 months because they couldn't figure out it was stove for propane. Not sure how that passed inspection, that should make you wonder how they operate. Now that the house is built, I've been dealing with their service department claim after claim after claim with little to ZERO response. From a flooded master bathroom which took months to fix to AC vents and electrical outlets not working. The most recent, cabinet drawers that just don't close, that are warped and loose. We are so tired of dealing with Tilson.Review from Elizabeth M

Tilson was great in the beginning, we were very happy with our Sales team. Our home was completed in Sept 2021, now exactly 3 years later we are having to completely replace our HVAC system. Customer Service/ Warranty team was not helpful, they just said sorry... warranty is one year. I advised they should not utilize this AC supplier. They also stated an engineering software produced the information that determined the size of the unit. Refrigeration technicians working on the unit can identify it is in fact, undersized and was not installed properly. Again, customer service not concerned that the AC unit they installed in our home failed in 3 years and is blowing mold in our house. After care support is NOT GOOD.Review from Rebecca C

I’m very pleased with the quality of my Tilson home. We built our home in Central TX about 15 years ago. We were especially pleased with the engineered concrete slab, that sucker isn’t shifting ever! We were able to do loads of sweat equity projects to cut the price in our favor. Actively participating in the building process was a learning experience that genuinely helped us understand the structure of our home. The value of our home has tripled and we’ll have it paid off this year. We LoVE our Tilson Home.Review from Gwen W

They are ghosting me on warranty work. The home is so bad they have spent over a year fixing issues. There is still a list of 10 major(some being structural) that they have not completed and won’t respond to me.Review from Genaro M

RUN! RUN! RUN! Do not get a house built with these people. Got a house built in 2022 worst experience as a first time builder and still living a nightmare. First went in with first sales rep. We had our plan picked and set appointment to finalize (before their SCHEDULED increases). After multiple canceled appointment (Tilsons end, not ours). First sales rep fired/quit. Got with second rep mind you had our plan. We just needed to get in offoce and finalize. Same patterns with second rep canceled appointments. Finally, get in pick our plan had to endure price increase thanks to first amd second reps and canceled appointments. After so long second rep handed us off for a 3rd time to a third rep. Things started going smoother seeing action. Build starts and process is slowed down again, takes forever. Finally, get to close and move in. After a first hard rain while front of house pools bad to where we need pavers to avoid soaked feet. We use pavers temporarily until the sidewalk is done. Once done, it's still the same flooding issue. I addressed to "warranty" they say add dirt, sod, gutters, gutter drains, french drains. None of the solutions or responsibilities are taken from them. They expect me to continue to dish out more money after having home built. Since the build and first year. All recommendations have been met. Yet I still have flooding issues. Tilson has refused to take responsibility and will do nothing to help or fix the issue. I have addressed this multiple times with one manager, the VP, but I guess the buck stops with him. I hope no one has to go through this as a first time builder or any builder for that matter. I hope someone higher than the VP sees this and makes some form of effort to right the wrong. I'm not asking for a new house to be built but at least be willing to help elevate the cost of adding additional drains that should not be needed in the first place had the house not been put in a bowl without proper flow of water drainage.Tilson Custom Homes, Inc. At Tilson Homes, our highest priority is to deliver a quality home on your land. With over 90 years of experience, we proudly stand by our work. We acknowledge that no home is flawless and are committed to assisting our customers in maintaining their homes and resolving any issues that may emerge. This review fails to represent the situation accurately and leaves out key facts. The only accurate aspect of the review is the customer's refusal to acknowledge their part in the problems encountered. We've repeatedly attempted to collaborate with Mr. & Mrs. ********* to resolve the drainage problems at their residence. Upon completion of their home's construction, a final grading was established to ensure proper water drainage. It remains the homeowner's duty to preserve this grading to prevent water accumulation around the property. We have offered numerous suggestions for maintaining adequate drainage and advised on practices to avoid. In April 2023, Mr. ******** contacted us, reporting water accumulation around his front porch. Upon investigation, it became clear the homeowners did not follow our guidance on maintaining the grading around their home. They also overlooked our warnings and installed sidewalks and other concrete structures close to the house without proper drainage paths. As a result, water was inevitably trapped near their porch and foundation. Compounding the issue, gutters were installed in such a way that directed water toward the already vulnerable area between the foundation and the sidewalk, exacerbating the pooling issue. Our Customer Care Manager promptly responded, offering specific advice to remedy the situation. We dispatched two members of our construction team, including the area Vice President of Construction, to assess the situation at the home and provide guidance on remedying the issues at hand. They even proposed assistance in installing proper drainage and restoring the appropriate grade. However, Mr. ********* rejected all proposed solutions and declined any further help from our team. Now, a year later, having disregarded our advice and pursued ineffective alternatives, he expects us to rectify the errors resulting from his decisions. Despite offering clear instructions for resolving the issues, he has refused to follow them. At this point, there is no further action we can take since he is refusing to follow our instructions.Review from Max B

Had to replace breaker box and Breakers. Box was not grounded properly door Jam came loose from house. Beams not put in correctly. Porch had cracks when put in. I could go on but frustration sets in. TOLSON BUILDS CRAP AND THEIR PERSONAL DOES NOT CARE ONCE THEY GET PAID.Review from Ryan N

I do not have anything good to say for Tilson Homes. Our build took well over a year, 2 different site supervisors, 4 different floor coverings due to jumps in our slab, fireplace installed before roof was on filled with water and replaced. New fireplace seeps smoke smell into the home, nothing is square, light fixtures flicker all the time, grout cracked, paint so thin you can clearly see where the cabinet people wrote the cabinet numbers on the wall and if you shine a flashlight at the wall you still see the tape/float not the texture. Electricians wired water well to house. Our water pump is a 220, they wired it for 110. It hummed for 3 days before I was able to come out and found it. They totally framed our home before the cables were even messed with. I would be willing to bet they did not tighten them to 30K PSI as the video states they do plus we were well out of the 10-12 days as per the video. We were around day 31. It was a nightmare from the beginning and every time I reach out to the Warranty Department they act like we are the cause and try in every way to avoid fixing what’s not right. We were not even told when our slab was being poured. My wife just happened to go by our land and there they were. Spent right at $10K extra for a thicker concrete slab per sales department. They only added more dirt and it was only 2-3 more loads. Our HVAC vibrates in the wall. Second electrical company came out and cut our Sheetrock in so many places redoing the wiring. No new Sheetrock was hung they just patched the holes. I could go on and on with many issues with our home. We have considered selling it many times but we worked so hard to do this. We battled cancer in 2019 and couldn’t see putting off building our forever home any longer but now we live with regret because Tilson doesn’t care. If they only did half of what their YouTube videos shows everyone would be more than happy. Texas can do better. Tilson Homes is only about getting your money.Review from Michael H

There is a huge gap in their process which made a poor experience for me and my family in Waxahachie. Due to a low ** ********* ** ******* ******* we were informed that we need an equity deposit of ~$155k to move forward with the build. This is after us putting $23k down on the land, $4k for the water valve, $2k for the culvert and construction driveway, $3k for clearing of the land, $700 for an additional appraisal and we even offered to pay off the land ($100k) but we would still need $55k to build. During the past month we have been waiting on responses from Tilson on Pricing to see what our options are with Tilson. Emails have gone unanswered from Tilson. Last Thursday 10/26, I sent an email informing that we will be unable to proceed and we got a response saying "We will call you on Monday". Which I feel is absurd considering no retention offers were made and that was 4 days away. We have been prompt with all requests by Tilson but have not recived the same in return. Today I was told that we would be refunded the equity deposit minus any costs Tilson paid during contract. No expectation was set that we would own. Now we are being told that we need to pay $2,494.33 to get out of contract and to have the lien lifted from our property. (No construction has even started) No instructions were provided on how to pay, no breakdown of costs was provided and no timeline was set for these items to take place. I informed that we need to sell our land ASAP in hopes to make up any money invested into the property. I would prefer to get a refund of the equity deposit, but it looks like we have no choice but to pay $2,494.33 or risk losing the land we are paying for and also, not being able to purchase a new home since we sold our old home. We sold in a hurry because we were told "construction could start as early as late October". I ask that we be provided a prompt response and resolution to this matter.Review from Darla S

We contracted Tilson to build our home in late August 2021. The build did take longer than expected due to supply chain issues. Our building superintendent kept us informed throughout the build process. We closed on our new home the end of January 2022. Well, there were some issues the builder was prompt in correcting all issues in a timely manner. Could not be more pleased with the quality of construction. We have a beautiful home that is exactly what we envisioned. Being able to build our home with out the requirement to have a construction loan during a time when many others who were building had the unknown of the final cost.
