Benchmark Mortgage is a joke. Was forced to used this mortgage servicer as a "package" with ***** of ************ and being an out of state buyer. The realtor, mortage broker and title company all have interest in each other's company - all earn a profit from the sale. In past home purchases in ******** with a "bundled" realtor/mortgage broker was a great experience. However, in ******** - every experience is torture; this state is full of opportunists who steal from you. I was told over and over that my taxes would not go up much because my home was listed as "residental improved" - a mortgage broker would know this. Instead, my taxes have gone up over 50%, my monthly payments have increased over $200/month since closing. On top of everything - Benchmark switched over to PHH Mortagae as a servicer, who completely wrecked my entire account. They did not take out *** for 2 months during their switchover, and then they took out quadruple the *** payments in one month in error - which I am glad I called to have them investigate otherwise that money would be gone. Now my entire account is a mess, overpaying ***, in severe escrow deficit with taxes due the LACK of the Benchmark mortgage broker, and now with a mortgage payment I cannot afford. The biggest financial crime in the United States are mortgages - paying twice what the house is worth in interest alone. Benchmark is joke - AVOID THIS COMPANY at all costs. I will be refinancing as soon as possible with a different company so that Benchmark does not receive ONE MORE DIME of interest from me. Not surprising to find they are not BBB accredited. Our loan process went smoothly here locally, in **************** and we would give Benchmark in **************** 3 stars(due to averaging between the 2 departments). HOWEVER, the ASSUMPTION TEAM should receive 0 Stars!!! We were told the process would *********** months, and we were ok with that. WHAT we were NOT told is that the ASSUMPTION department would NOT even communicate with us AT ALL! When we (meaning us the owners, the buyer, the realtor) reached out we ONLY received an automated email response saying they would be in touch in ***** days. Ten to Fourteen days would come and go, and NO ONE would reach out to let us know how the process was going. When I called the Local Benchmark *********** they made excuses about, "HOW BUSY the ASSUMPTION depart is". There is NO customer service, period! Therefore, you might want to rethink going with this company because upfront they are great until they have you for the house loan, AND then they have ZERO customer service!!!Review from Jordan W

Benchmark ruined my credit and Ive never been so disappointed in a mortgage company. Did you think that was possible? I didnt either. I am going through a divorce where both of us are happily able and willing to continue paying our mortgage. However, after asking several people with Benchmark, even senior executives, they will not let my ex and I make separate payments. This is due to one clause in the legal agreement stating that the payment must be made in full from one bank account. This has resulted in missed payments and thousands of extra dollars wasted by attempting to rightfully make our payments separately. We dont have a shared bank account anymore and our only option is to pay via separately. When I explained this to them, I recieved downright inflamatory comments where they insulted our situation. The level of rudeness is something Ive never seen from a customer service rep. ***** was zero empathy shared and zero attempt at resolution.They wouldnt even consider working with our attorneys to legally settle the matter. As if matters couldnt get any worse, their website is absolutely horrendous and has the user friendliness of a 90s computer. Frankly, steer clear. In this competitive market, there are far too many good lenders willing to provide exceptional service to clients. Ive bought and sold many houses. One of which was a complicated mortgage assumption while buying and selling simultaneously. That lender was an MVP and had flawless execution, just like every other one Ive worked with over the years. Benchmark is clearly not a worthy partner. They cant be trusted to handle even the simplest tasks and adapt to the special needs of clients. I couldnt imagine if I was a real estate investor, Benchmark would literally be my worst nightmare. I hope this helps others avoid the same road we took. Were just trying to make our payment on time and separately. Why on earth cant they just accept our money?Review from Jonathan O

I'm a ************ Veteran and I was moving from ********** to ********* and ******************* and her team robbed 40k from me. I bought two houses in ********** and didn't have to pay closing costs but for whatever reason I had to with my two houses in *********. She lied to me and said I had to but now I've realized she was a lie and she unethically took that money to fill her pockets. The 40k didn't go to equity like I was told. WARNING: ******************* and Benchmark reality is s******* over Veterans in east and ****************! Do not do business with her or benchmark. I'm now being forced to sell because all the money I saved up she stole and I'm broke.Review from Ashley W

My family and I were going through the process of purchasing a new home and selling our old home this summer (2022). We went with Benchmark Mortgage per our realtor's recommendation. We had some difficulties along the way, mainly communication with the lender. It normally took him a few days to respond to any questions we had. Fast forward to closing we are sitting in the title office and receive the news that Benchmark has moved the closing date a week. We had to hear this from the title officer rather than our lender. Confused, start making calls as to why the closing date moved. We find out that our lender quit a week prior and didn't have all the paperwork in order for our closing. A few days later we start working with Brian G******** who is the Branch Manager for the SA location. He seemed to be on top of his game until he asked my husband and I to sign the closing document that we emailed us. We go in our email and sign the document and think everything is good. The next morning rolls around and we get a call from Brian who begins cussing me out for not signing the correct document. I seized communication with Brian and went to corporate. We worked with Tommy N**** who got us to the finish line after almost two months of headaches. About a month after we closed we decided to write some reviews of our experience, hoping no one would have to go through what we did. One of the employees of Benchmark stalked my social media, found a mutual friend and went through him to have us take our review down. When we refused, we received a phone call from Benchmark's "Legal Counsel" who proceeded to threaten us to take the review down. All in all the experience and headaches that we have dealt with because of Benchmark is overwhelming. We almost lost our new home because of their mistakes. My heart goes out to anyone that had to deal with this company the way we did. We are still in a downward spiral dealing with all of their mistakes.Benchmark Mortgage Response

The client and her husband started a loan with a Benchmark Loan Officer who left our employ. Within 2 days of his departure Benchmark Branch Manager Brian G******** had contacted the clients and proceeded to help them continue the loan process. She claims she was not sent documents which she claims she retrieved from title. The documents in question fire a central Benchmark repository thus if the title company received it then so would the client. The day after they were sent, Mr. G******** contacted the client and asked why they had not signed the document and that without signing the document we could not proceed to closing. The client then immediately signs the documents. Interestingly, it is Ms.****** who enjoys the use of foul language, so much so that Mr. G******** had to tell her that future contact would be by email or text to keep her yelling and cursing out the situation. When General Counsel called Ms. ******, her conduct was the same as with Mr. G********, to wit: yelling and cursing and not allowing any response. This client called to complain but when asked how we could help them, the husband said there is nothing wrong, we closed the loan, we just want to complain. Benchmark is sorry these people did not enjoy their experience, but is pleased that they have closed their loan and obtained their home and wish them health and happiness in their home.Review from Katie S

DO NOT FINANCE WITH BENCHMARK AKA Ark-La-Tex Financial Services, LLC. This has been our ongoing headache! They have misplaced the escrow payment, did not apply payment to the correct mortgage insurance company the first year and confirmed they had the correct documents in place. The second year (2022) they paid our premium Feb 2022 in which was late. Therefore, our mortgage insurance was canceled. Policy had to be reinstated and a additional fee was required to reinstate. In February, We switched to autopay, it did not make the payment in march. Contacted Benchmark a few times negotiating issues regarding the mortgage insurance, not one representative informed us the account was past due, until March 30. The representative called and said our account did not receive payment, I informed him it is on autopay and I would confirm when I got home. Unfortunately, the account did not make a payment to my surprise as I just spoke with another representative today 4/5/22, you have to have 5-7 business days to make the auto draft effective. Therefore Feb 22 to March 2 wasn't enough time, which is at least 5 business days. Once again lack of communication. Now they did not pay April and applied ANOTHER Late fee. The reasoning is they cant pay the account because it is past due. What a mess!! RUNN if you can!! My biggest regret is not selling this loan!
