I have two complaints. First, when I moved into the property and got my washer and dryer connected, the drain for the washer shot the water back up the wall and on to the floor instead draining it outside. I put in multiple maintenance requests and each time they came could not figure it out. On one occasion I was told that we may have to bust a whole in the wall and see what's blocking it, but on the next visit I was told that "the owner is not sending anyone else out or spending any more money on this, it must be your washer." So this was never resolved.Second, 3-4 weeks ago rats began entering into the home. I have been hearing them in the walls since I moved in May 2022, but now they are in the house. I put in a maintenance request and all they did was send maintenance to set traps but did not send the exterminator. After a week of the same issue, I put in a written notice to get these things resolved, and was promised it would be. On the 3rd week still no exterminator and still rat issues. It was not until I told them that they need to negotiate letting me out of lease because my son and I cannot continue to live here did actually decide to send an exterminator. That was going into the fourth week. Their response was that I needed to pay another month's rent if I did not want it on my credit. I should not have to pay for something that is not my fault and that they took their time in resolving. That house was unsanitary and I could not do it anymore.Business response

I am rejecting this response because:First, at no time in any visit that maintenance came to my house did they spend 3 hours. The longest has been maybe 45 minutes to 1 hour. So this idea that you have spent all these hours working on the solution is false. Maybe your workers are telling you this and you don't know, but those hours are incorrect.
Secondly, I do not agree that you have done everything you can. For the most part it was not even a priority when it took 3 weeks for you to get an exterminator to come out. My son and I should not have to continue to live in an unsanitary place for 3 weeks. And you made no effort to compensate for not being able to wash my clothes.
Lastly, why would I move into another one of your properties at hire rate than my current rent? You should have at least given me the same rate, if not less for the inconvenience. And if I'm having trouble with you at this property what sense would it make to be under the same management at another property. You have simply tried to cover yourself and make offers that benefit you. When I'm the one who had to live in that condition, pay for a storage, and pay to move. And you want me to pay another month for no fault of my own. When in actuality you broke the terms of the lease. My terms are firm!
This offer is unacceptable and I reject it.
