      I purchased a home from Anglia Homes in October of 2021. After living in the home for several months, we went to change the air filter in the AC unit. However, there was absolutely no filter- nor was there a place to put a filter. Whatever contractor installed the AC failed to put a filter or a space for one. We submitted a warranty claim. ******* *** ***** **** ****** ******** came to “fix it.” I specifically asked at that time if they had checked the air ducts because I was concerned that they would be filthy since there had never been a filter. The house had been vacant for several months before we purchased this newly constructed home. I was assured that everything was fine. Several months later, we had another issue. I do litter a warranty request and they tried to say our issue was due to us not changing the filter- which we HAD changed. Now our heater isn’t working. I tried submitting a warranty. I was told i would need to have someone come and look at it before we would know if problem was covered under warranty. I had someone come and I am LIVID. I am now told that the unit is too small, rusted, and possibly molded because we had the wrong size unit- working too hard to cool our house, causing condensation and rust. My house is only 3 years old. This is not okay. I asked for a copy of the heat load calculation that must be provided ***** ***** **** I am waiting for a response.

      Hello,

      This complaint has been received and reviewed by the Anglia Homes warranty department and management. After careful review due to the nature and severity, our Senior Construction/Area Manager contacted the homeowner and the affiliated HVAC vendor to resolve in the best manner. The visit made that was referenced in the complaint was by a third-party vendor, who we cannot speak to the validity of their claims. 

      We do, however, stand behind the quality of our homes and materials used, and strive to provide effective solutions in our homeowner concerns. After communication with the HVAC company, in the event there was any error on their behalf, they have made this a priority to replace the mechanicals of the unit which has been completed to the homeowner's satisfaction.

      I am filing a complaint against Anglia Homes, LP to report breach of contract and bad business practice. On February 14, 2021, I signed documents for the construction of a new build home in the Sierra Vista West community. Voigt the sales agent for Anglia Homes filled out all documents for the company for the new home design. The flooring for the first floor of the home except for carpeted areas and master bedroom bath would have the upgraded color selection Harvest Grove (HG04) colored flooring. Voigt informed us the entry of Port West Gray in the Bath 2 slot is for the shower’s backsplash. Upon inspection of the home the builder placed the standard color Port West Gray as flooring in the 2nd bathroom. Voigt informed us the issue would be corrected, until several weeks before closing that they would not change the flooring because it would cost the company an extreme amount of money and delay closing. In the initial contract I added a cement slab to extend the patio and was later informed the slab could not be installed. A new contract was created that removed the 10X10 ($600) cement slab. A 10X20 ($1200) cement slab was later installed without our consent, after being notified that a cement slab could not be installed. A few days before closing we were presented new documents by Voigt and threatened that if we did not sign the new documents to pay for the cement slab that we did not discuss our contract would be cancelled with Anglia Homes for purchase of the house. September 30,2021, the final walkthrough we signed an agreement that a cabinet door would be replaced within 30 days after closing and still has not been honored or replaced. All of these issues were reported to Anglia Homes, LP, the company was not apologetic and still has not resolved the remaining issues.

      Due to the nature of the complaint we have involved multiple departments and have had our management team become involved in this concern to look into the matter. Upon our research we were able to locate the original contract and the revision and speak with the homeowner and the salesperson present at the time. 


      Regarding the flooring, the flooring selection made on the original contract prior to any issue, remained the same throughout. This was the same flooring option on the revision as well that was installed into the home, both versions signed by the buyer. All of the selected options were those installed. There are walks with the buyer completed during the construction process that this would have been identified at prior to closing and the final revision a week prior to closing. 


      The cabinet has since been repaired. The builder in construction during the time of the build brought the cabinet to the homeowners home with intention to complete, and was shortly no longer with the company after. The manager has reached out to him and this has been completed.

      On May 31, 2022 Anglia Homes advised us that our newly built home would be ready to close. During our final walk-thru we noticed a numerous amount of items that were done wrong or not finished for our new home. Previous to the 31st we had spoke to multiple representatives telling them the house did not seem like it would be ready by the 31st, but the assured us it would. When the house was not ready, we agreed to move forward and allowed an addendum to be created. This addendum showed a list of the repairs and/or promises Anglia would fix within 45 days of closing. When we went to sign our closing documents we found the document that was sent to the title company was missing items from what was agreed upon during the final walk-thru. Since then Anglia has came into my home and onto my property to make some of the agreed upon corrections, but has failed to complete what they agreed upon. Recently on July 13,14,15, and on the 19 I was told by the construction manager they would have someone here to fix some of the other issues. Unfortunately, no one has come to complete the repairs.

      Good Afternoon,


      I have investigated this claim with the builder as well as the sales and area manager. We were able to locate the original addendum and where confusion with the process may have arisen.


      The items initially recorded on this addendum were completed. The items referred to for this claim were additional and not part of the original addendum. Because we were still within the 45-day window for the addendum items resolution, these newer concerns were believed to be included in this timeframe. However, a warranty ticket was needed to be submitted by the homeowner, after the home has already been closed and the addendum is in working progress. This is required to ensure proper documentation is on file for the warranty department and construction.


      Because these items were added after the addendum, we did not have an open warranty ticket for those concerns. Construction personnel and management has contacted the homeowner to clear up the process and confusion, and the concerns are in the process of being remedied.

      I submitted a finally warranty claim before the 1 year warranty they offered was over with. It was placed on hold due to covid which is understandable. I was placed on hold for going on 2 years. I was told it wasn’t warranty today because of the time. Everything was submitted within the first year.

      The nature of this claim has been researched and was indeed placed on-hold during the peak of COVID-19 due to safety protocols. In-between this time and the resume of warranty visits, the warranty department experienced multiple personnel changes that resulted in this concern not being addressed in necessary manner. 

      It is never our intent to inconvenience our prospects and homeowners, and upon the research and delay discovered, our construction team and management are working to remedy the concerns. Homeowner contact has been made, and scheduling to address and complete these items are in progress.

      We have been dealing with a stain on the wall of our living room that was suppose to be fixed before we moved in. It was not fixed and we have been trying to get the contractor Eliot ****** to fix it. He promises it will get fixed and then doesn’t show for appointments. We have tried working with him several times and yet our wall is still not fixed.

      Your complaint has been received and forwarded to our upper management. There has been a superintendent change in the midst of your action item, and the builder you were working with was relocated to another community. I am unsure if this may have caused further delay in the resolution communication, however I have been updated that another superintendent is heading this community and this concern was completed yesterday afternoon.

      While it is never our intent for our homeowners to experience issues or failure in communication, we do hope that this matter has been resolved to your satisfaction. Should you have any other issues, please do not hesitate to reach out to our warranty department. They will be able to expedite your concern to the applicable contact and chains of command as needed.

      My husband and I started the process of purchasing a home to build from Anglia Home Builders back in May of 2021. John ***** assisted us with the process of picking out the lot, changes to the home etc. My husband and I did EVERYTHING we were supposed to do during this home building process. Any money, documents signed, that were needed, we did it. NO ONE had to wait for us for anything. That’s what contracts are for, right?? John missed the first meeting to pick items for our home. He just did not show up. No call, text, zero communication. We found out when he finally showed up for the next meeting that he was sick. From the beginning, one the earnest money was received and the process started, there were lies and half truths from John. The closing date immediately got pushed back to October. John lied and told me that the paint color in my home could not be changed . My husband and I found out later we could have upgraded the paint color, a sales representative explained that it would be too late to change the color in our home because of the time frame. Oh, and our closing date actually ended up being November 29th. My husband began communicating with someone named Corey because he could not believe or trust in John during this process. In the meantime my husband and my children and myself have been living in an extended stay hotel since August 1st. During the process our builder changed to a guy named Kelley that we thought we could trust. We showed to do it final walk through for closing. No one CARED. John ***** sat in his car. Kelley, the new builder, was trying to fix a back door that he’s known for a week will not close based on a third party inspection. My bathtubs were damaged. There were items that Kelley, the new builder missed. Our French doors did not have a lock or a door stop. My kitchen island needed repairs. The ceiling in my guest bedroom needs repairs/paint. The house is not complete on the outside (missing shutters).

      Good Morning,

       

      After review of the submitted concerns and claims, I have gotten with our management team and the current builder in the neighborhood to research these issues as well as a plan of action to reach customer satisfaction.

      Upon further review, the concerns mentioned were noted on the addendum signed and agreed to be completed after the closing within 30-days per the addendum. This initial claim was submitted prior to the mentioned 30-days on December 18th, 2 weeks from the closing date. Nonetheless, it is never our intent to provide a less than satisfactory sales and construction experience to any of our prospects or homeowners and we strive to have these concerns completed.

      The construction manager for this project has overviewed and has let me know that contact has been made in order remedy and work has been completed. As of today, I am told the only issue remaining is to replace the door sweep on the garage door entry which will be completed today. At that time, we will review to make sure all of the claims submitted have been addressed in order to sign off. Additionally, a member of management will also contact you pertaining to your claim. 

      If for any reason these claims have not been addressed, please let me or our warranty coordinator know. We will further get with upper management to make sure your warrantable items are indeed completed.
