I moved into a house in February of 2023, the lease ended in May 2023. The house was in poor condition but it was a college town and I was desperate so I ended up renewing the lease for another year. I lived in the house with 4 roommates. An inspection was done but no repairs were made to the house throughout the year and a half of living there. There was mold in all the windows and the house was pretty damaged; from the cabinets, walls, doors, outlets, etc. When we would complain about the mold they told us to spray it with bleach, but it was such a large amount and the windows were improperly installed, it was no use. In December of 2023 my roommates and I decided to deep clean the house and we found food that had expired in 2020. The house had never been cleaned or repaired since at least 2020. My lease ended May 31st 2024 and I received the itemized repair bill, for $7,203.37; however, my roommates and I had $1,750 in security deposit credits which lowered our bill to $5,453.37. This is not even close to what I was anticipating our repair bill to be, its lower. This company scammed us for over a year and we never saw upgrades or repairs. Where did the last four years of security deposit go? The bill says the maintenance guy was paid $1,768.82 for 6 hours of labor. Thats almost $300 an hour. I am seeking a billing adjustment for me and my old roommates.

I rented from this company for 2 years starting in May 2022 until terminating my lease on May 30, 2024. I always paid my rent on time and took excellent care of the property, as acknowledged by the home owner and Accolade property management. Multiple maintenance requests were not addressed after over a year promising they would be completed. I terminated my lease due to sever concern for my health from negligent maintenance. The property management on multiple occasions failed to attend to critical maintenance requests including fixing the heater and addressing adequate sealing of the household. For example when I first moved in the windows were improperly installed, with gaps around the edged letting in air and moisture. In addition interior doors were being used as exterior doors, letting in additional moisture and air. I filed a maintenance request to which they failed to complete maintenance for over a year, despite promising it would be completed. Significant mold appeared in the last months of my lease. I had to call multiple times to get someone out to service the heater and address the mold. They told me the owner and them were aware it was an issue but ignored it and i should just get mold cleaner. They only agreed to send a maintenance worker after I told them I had been hospitalized for 3 months and this was a threat to my health. Following my lease termination, they asked if I would leave behind several significant improvements I made to the home, which I granted them free of charge. They then proceeded to withhold nearly 50% of my deposit. All withholding fall under unlawful charges found within RCW 59.18.030 "Wear resulting from ordinary use of the premises" . I left the home in better condition than I found it, which allowed them to increase rent on my departure. I am seeking my full deposit refund and Accolade property be held accountable for negligent maintenance and unlawful charges again tenants like myself. Thank you.
