We received a letter and bill on or about April 7th, ***************************************************************************************** which I was told the apartment would need a new door and touch up paint. We did damage the door so that was expected. Due to the fact that we lived there for 4 years as part of normal wear and tear, touch up paint was also expected. We also cleaned as best we could even behind the washer and dryer but mold in the windows, shower, and on walls were always impossible to keep clean as it kept coming back so some cleaning was also expected. What was not expected was the charge of $200 for paint and $200 for cleaning. They took our $500 deposit and want more. The letter they sent said that they will only communicate via email, no phone number was supplied. I emailed immediately asking for clarification and an itemized list, my right per rcw *****. There was no response. I emailed twice more and have still not received a response. I should not be responsible for normal wear and tear, also per rcw *****. Im shocked that after 4 years of living there and always paying my rent on time, even throughout covid layoff, that I would just be ignored when I want clarification and to dispute some of the charges. I would like to be refunded the touch up paint costs and $100 of the cleaning costs. I did try to reach out to the company via the apartment rental office to no avail and also via phone numbers I found online, where I left a voicemail. Still no response. This is a last ditch effort to get into contact with this company and to rectify this situation.

I was only provided the attached to respond.

The complainant was charged for a full paint due to all the dry wall damage. ******** Photos.pdf Had the drywall not been damaged, there would have been a minimal charge for the touch up paint. This charge had nothing to do with the mildew shown in the pictures. Please note that per the Mold Addendum, the resident is responsible for reporting and mildew/mold issues which they did not.

      9. SPECIAL PROVISIONS.     The following special provisions control over conflicting provisions of this printed form:  Resident is responsible for timely reporting to office. Resident is also responsible for keeping the window and slider sill, tracks, ect dry and keeping them clean. No blankets are to be used as any covering since this prevents air circulation. Resident is responsible to run fans and not to keep the humidity levels high. Units must be kept clean and sanitary.

Nothing being charged to this account was normal-wear-and tear.

      Thank you,

I am rejecting this response because:

There has still been no explanation regarding the cleaning fee and there has been no itemized list provided, which I am entitled to. Furthermore, there was minimal damage to the drywall in my sons bedroom as he struggles with picking. I dont believe that it warrants $250.
