I rented a 1 BR apartment at **********************************************************************. I terminated the lease early for a move out date of 8/21/2022 and paid the termination fee of $4,578. 08/2022 rent was supposed to be pro-rated as I was not living at the address for the full month of 08/2022. HDC Contractors deducted $1526 from my bank account for the month of 08/2022 without my approval and without prior discussion or any notification. $1526 is the cost of 1 full month. I told HDC Contractors that they incorrectly deducted extra money from my bank account, they did not want to refund me and said they will return the extra money deducted for the ****************************************** the unit ($492) along with my security deposit of $1450 after I move out. Prior to moving out, an HDC Contractors employee knocked on my door wanting to enter the unit, stating she was sent to come inside our unit, I had no knowledge of this. After moving out, I received very ambiguous and unclear bills stating damages that calculate to HDC Contractors keeping $1976.07. HDC Contractors added a bill for $1450.00 to replace the flooring, $150.00 trim, $75.00 kitchen drawer, $75.00 front door key, $150.00 carpet. The bill for $1450 is addressed to someone else's name but I was charged for it. I asked HDC Contractors to provide me with receipts from the contracted company that performed these repairs to the unit including materials and detailed itemized list and I never received any response. HDC Contractors is shady. I believe they are wrongly charging me in order to keep my security deposit and refund for the pro-rated month. WE Energies billed me on 9/15 for a meter change totaling $1654.49 and stated HDC Contractors called WE Energies to install a new meter on Dec 4 at this unit, and I no longer live there. I would like a refund of the prorated rent amount $492, refund of $1654.49 for the meter switch, and an honest appraisal of the damages so I can receive my security deposit back.

      Dear ****:
This is in response to a complaint filed from tenant concerning an unsatisfactory transaction with HDC Contractors LLC.
I am attaching the early termination signed agreement:
      EARLY TERMINATION OF LEASE AGREEMENT
      Premises: ***************************************** #***
The stipulations for an early lease termination are as follows:
      1. The parties named below agree a total of $4,578.00 will be paid upon signing
of this early termination agreement using the *** on file.
      2. Rent will continue to be withdrawn on the first of each month through August
      2022.
      3. Upon move out date of 8/21/22 tenant will clean unit and leave unit in a move-
in condition. Key(s)/Remote(s) are to be left in unit upon departure. Do not fill
      in nail holes.
      4. Inspection of premises will be made after unit is vacated. Within 21 days,
security deposit return will be based on final inspection of units condition.
      5. Contact ******** Water and We Energies to request final bills.
      6. Provide, in writing, your forwarding address.
If any of the stipulations above are not completed to landlords satisfaction this
early termination agreement becomes null and void.
This agreement is only good through Monday June 20, 2022 at 12:00pm
(****** also filed a complaint with consumer protection agency as well) In the attached documents an email was
received on June 6, 2022, that led to a release of an original lease agreement that was in effect until May 31, 2023. Early
termination was agreed to and a lease agreement was signed on 6/20/22. In this agreement rent was agreed to continue

to be withdrawn on the first of each month through August 2022. Nowhere in this agreement does it state that a
proration of rent would be paid for the month of August.
On August 6 th an email was received asking for a prorated amount for August. ****** asked for wrong prorated amount
as move out date should have been for 10 days not 11 days. A response was sent stating that we would reconcile a
prorated amount with the security deposit return. This was done as a curtesy to tenant as signed release clearly stated
full amount of August rent would be deducted per the signed release form.
Prior to this tenant moving out we received a call from another tenant in the building asking us to come out and look at
a water leak. This tenant named *** stated that he was in unit ***. Upon arrival and knocking at unit ***, tenant
answered the door and stated that *** lived in Unit 104 and not ***. At no point was it discussed that tenants unit was
      to be entered.
On August 24, 2022, a letter was sent to tenant with findings of damages to unit that needed to be assessed. This
building was constructed in June 2020. This was sent:
Re: Walk thru items needing attention at *********************************** Unit ***
A walk thru was performed on August 22, 2022 and the following items were identified as issues that need
to be corrected before a new tenant can move into above unit.
Damage to living room flooring caused by water coming in through sliding glass door. This damage has
caused warping and cracking of floor panels. Damaged flooring pieces will need to be pulled out and
      replaced in unit.
Damage to door frame in master bedroom will require trim to be replaced.
Left top drawer next to dishwasher damaged and top layer of laminate in one area is missing. Drawer needs
      to be repaired.
Tenant did not leave any front door key.
Carpet on stairs leading up to bedroom has bleach spots where color from carpet was removed.
A letter was sent out certified mail on September 8, 2022, with regards to costs deducted for damages caused by tenant
and not due to normal wear and tear. This included pictures and invoices.
An email was received on September 12, 2022, requesting photos of damages and costs. All information was emailed
      again on September 13, 2022.
With regards to WE Energies, a bad meter was replaced at ***************************************** Unit 116 on 8/21/22: not ***. In
complaint, it is stating a new meter was installed on Dec 4. Complaint needs to be taken up directly with WE Energies.
This is not an HDC matter. We cannot authorize a replacement meter.

      Sincerely,
      HDC Contractors LLC
