    *** ** *** **** ** ***** *** **** ******** We needed a mortgage and answers fairly quickly, We started with her Aug. 29, approximately Nov. 05,2024 we ended our involvement with her. We talked to her twice on the cells phones, then rest of the time we sent numerous emails begging her to call us and she never did. We filled out finance papers and was told we were approved and then on Nov 01 2024 she decided we needed an appraisal ***** ************* ***** *** *****. The appraiser she low balled our house and compared it to semi-detached houses in our subdivision. Our house is a bungalow detached and fully wheelchair accessible and we still never got copy of the appraisal which we paid and the appraiser returned our money. After all of this, she still has never called us back. In short, I would not recommend My Better Mortgage ** ******* * ******** ********* *** ** ** ***** ******* *This was my worst time and money spent. ***** ** ******* ************ ***** *** *** *** ********* ***** ******** ******** **** **** ********* **** **** **** *** ***** **** ****** ***** ** ****** *********  My wife received an email Thanking Us for our business and if there was anything further she could help us with to just call. Trust me that will never happen.

    Thanks for the comments ***. Our systems automatically logs communication between ourselves and our clients. A review of the same shows that your file had a touchpoint every two days, which is a typically turn around in our industry. Communication is predominantly via email so that you and I can refer back to the same communication without the ability for a discrepancy. Voicemails are also logged and transcribed. The return dates are noted for exactly this reason. in regards to the appraisal, it is ALWAYS ordered after the approval comes out. Each lender has their own set of approved appraisers. Our office must order off of that list. If I order the appraisal prior to the approval coming out you may end up paying for the report twice (in the case of lender declining your file, or the lender offering only one approved appraiser). Per the AIC (appraisal institute of Canada) the legal owner of the appraisal report is the institution in which it was ordered for. In your case that was ********** Lending. Legally the report cannot be distributed to you. Furthermore you did NOT pay for the appraisal report (hence there being nothing for even the lender to receive). The appraiser (again, directed by the lender) advised our office that your estimated value of 1.2 million was actually going to be closer to 800k (a 400k difference, and not in your benefit). They decided to return your payment to you (something that rarely happens after they've put in hours of work). If you have an issue with something appraisal related you'd have to discuss that with the appraisal firm that attended your residence. I did not see a report, I have no idea what homes your home was compared to... however I can assure this firm would not have compared your home to a semi-detached if your home is a single family home. The appraiser is using sale comparables in your area that have sold in the last 120 days (like homes, ie: single family homes with similar sqft and garage size). Best to you in your future endeavors.
