I used the Evernest company to find a housing rental. I viewed a property on Saturday, June 3rd, and paid a $65 application fee for the specific rental I viewed on that same day. This morning, June 6th, I received an email requesting additional information. However, I received another notification later today, telling me that the property I applied for is no longer available. I spoke with a representative who verified that they approved another person yesterday; she also said that I could not receive my money back. Further, I called dozens of times yesterday to follow-up with a representative and did not receive an answer. I also left messages on Sunday and Monday and no one returned my calls or emails. It is understandable that I cannot be guaranteed a property that I viewed and applied for. I also understand the terminology "non-refundable." However, it's also apparent that its associates were aware that another applicant's paperwork was going through and being processed for approval. It is unfair to allow a consumer to pay for something that is not available. I was told that I could apply my fee to another property. However, the website indicates that application fees are to be made PER EACH property one applies for. I did not apply for any random property. I applied for the property I was shown and have corresponded about for several days now. Furthermore, the other available properties the representative referred to are unsuitable for me as they are far from my job and in unsafe neighborhoods. I have no desire to make application to those properties. I would like my money back so that I may apply for housing with another company.

      Hi *****,

I am sorry your experience with Evernest was unpleasant at the time you made this complaint; however, it seems we were able to find you a property you like, you signed a lease and are moving in later this month! We look forward to having you as a resident!

My property mgt. company has a new agent. Regarding the unit I'm attempting to rent, the previous tenant was allowed to move out without cleaning the unit as it was clean when they moved-in. The agent wanted me to pay cleaning fees of over $600 which I felt was unnecessary because I assumed the unit was cleaned by the tenant at move-out. Today I received a vacant unit report that potential tenants are stating the unit is not clean, now I'm going to have to take care of this matter to get the unit rented. When I self-managed the unit if tenants did not leave it clean at move out I deducted cleaning fees from their deposit. This is common practice and I do not understand why it was not done by the agent; I feel my unit is not being properly managed.

After receiving the feedback from ******* on 5/30, the issues are being addressed and we have communicated with her as such.  Prospective tenant feedback has mostly revolved around "smoke smell" which appears to be coming from neighbor.  The unit was cleaned during the tenant turn and is now being inspected for any spot clean needs resulting from prospective tenants touring the property.

Evernest Has tried multiple times, systematically, month after month, to false charge me, sometimes 2 and 3 charges on the same thing, sometimes just for their mistakes, all kind of different tactics. When I left they didn't return the deposit money and kept taking money on my behalf after I had canceled their authorization.

      Nadav,

We have communicated regarding your account multiple times. You were charged for maintenance work completed at your properties. You terminated services with us on February 13th, and the work orders were completed February 7th, and billed to your account when invoices were received. The security deposit and payments were forwarded to your new property manager at your request.

      Hi *******,

We are reviewing your tenant disposition and will reach out to you when that process is complete. We agree there was a roof leak, and we offered to release you from your lease. You did not move out of the property until February, due to waiting on your new home to be ready. Our team is reviewing damage that *** have been caused by the leak vs tenant damages, and will let you know if adjustments are made.

Looked to rent a home that was represented by Evernest. They continued to drag out the process, they avoided answering any questions. Provided false information saying that a bank statement was sufficient to prove income. Then required pay stubs for proof of income. After providing the 4 months of most recent paystubs, they said that wasn't good enough. Had to wait another week and get another current paystub from my employer. Then was disqualified from renting the house for being unable to provide proper income verification. We have had nothing but stressful issues in the process of trying to rent through this company.

Since the beginning of working with Evernest it has been a hassle to get things in order. It has now turned into a renters nightmare. Every staff member that we have encountered has been unprofessional one way or another. We properly requested maintenance 02/23 for something that is included in our lease. Weve even offered to fix the solution at our expense. Till this day we have been given the run around and no real resolution. Although we know it is totally illegal and unethical in the manner we have been dealt, we just want to hold our end of the contract we signed and in turn expect them to hold to theirs. These people have no respect for renters and are only out for money. *** asked to speak with with a manager or someone higher up to express or concerns however I was told that there werent any. At this point were left to seek legal action for something so minuscule all because are complaints have been ignored and not taken seriously.

The tenant had issued a maintenance request for the dryer being non-functional.  This was a new dryer that had smart controls on it.  The directions for use were provided to the tenant and we believe the matter to be resolved.

I rented a property from Evernest ******************** it was an online company, and they have a local office as well. I was to relocate from ******* to AR, as a virtual at home worker. My lease started 12/22, and I started moving 12/24, after entering the home found there were severe roof leaks that caused mold and the ceiling to bow, heating issue, and no way to connect an internet box. It took them 10 days to tell me it was my responsibility to have outlets installed, by that time I had already be advise by their contractor the home was unsafe and not to move anything in and it should have been inspected before anyone moved in. I called the city for assistance, and they reach out to the Evernest but they never return their call, 3 weeks later the property is still incompleted with mold, and they only avoid my questions. They have people working in the house that I was not informed about and yet they still question me like I let the people they hired in the home. I have found a new place to live after 3 weeks of no response, and they refuse to let me out of a lease due to the property not being safe. Please help I cannot afford a lawyer. I have all the emails of me asking for assistance or to be relocated. This is not fair business practice. Please help. I have even requested they send someone to confirm but they have not. I have sent them pictures and videos.

I have had the unfortunate experience of working with Evernest ******************* and it has been a complete nightmare. From the start, it has been incredibly difficult to get someone to talk to over phone and email, with multiple voicemails and emails going unanswered. There was an outstanding balance on my account but there was no outreach thus I was never notified and was shocked to find out it had been sent to collections with additional fees added on. Despite my efforts to resolve this issue, they refused to remove the additional fees and even failed to update their records to reflect a zero balance EVEN AFTER paying off the outstanding balance to collections.Furthermore, during the time they managed my properties, they have been consistently unreliable in their responsiveness and handling of tenant situations. Despite charging a competitive rate, the quality of service provided is sub-par and far from satisfactory.I am extremely disappointed with Evernest ******************* and have since moved all my property elsewhere. Their poor communication, lack of accountability, and unreliable service have led to them losing a valuable customer. I would advise anyone considering using this company to look for alternative options as their management practices are unacceptable and have caused significant stress and inconvenience.

      Business response

      01/18/2023

We are saddened to hear that you are dissatisfied with the services received from Evernest. Once your account is sent to collections, you must pay the collection company directly. Since you must pay the collection company directly, Evernest must wait to receive the funds you paid to the collection agency. We cannot revise your account to reflect a zero balance until we receive the funds. Our records show we responded to your email informing you of this process. While we understand you are unhappy with the response, we cannot apply monies we have not yet received. As discussed, once the collection agency send us the monies, we will apply them to your account and **** the account as paid. Please allow up to 30 days for the payment to update.

      Complaint: 18820558

I am rejecting this response because: I have provided email confirmation and evidence of payments made to the collection agency, and it is disappointing that my account has not yet been updated to reflect a zero balance. I have paid everything on my end and it is the responsibility of Evernest to ensure that records are accurately reflected. It is not my responsibility to follow up on the status of my account from the collections agency.

Furthermore, I would like someone to address the issue of not being notified of the outstanding balances in a timely manner. I was never notified of these outstanding balances and it is unacceptable that Evernest proceeded to send my account to collections without making a meaningful effort to contact me first. This lack of communication and accountability on Evernest's part has caused undue stress and inconvenience for me. Additionally, the amounts were incorrect due to whatever additional fees that *** have been added on, and it is important for Evernest to address this issue and ensure that the correct amounts are reflected on my account.

      Sincerely,

I have been renting the home from *********************** for 2 years. Earlier this year they sold several properties to Evernest. My renewal was on 12/1/22. The renewal was an offer to increase my rent amount to $655.00 as well as other expenses. This seems unlawful to me.

      Business response

      01/03/2023

Evernest did not purchase the property in question. Evernest is the management company for the owner that purchased the property on May 31, 2022. ******************** lease expired on November 30, 2022 at a rental rate of $950. The new property owner requested that we increase the rent to current market rate in the amount $1,545. **************** filled out an application and, unfortunately, did not meet the qualifications for that rental amount and was issued a 60 day notice to vacate the property.

I am rejecting this response because: I have been living at the property for 2 years. My initial rent was $900.00. The next year the rent increased to $930.00. The property was purchased at over a million dollars in May. I did not receive an offer to renew the rental but to apply for a lease with an increase of $655.00. This would put the monthly amount at $1585.  The qualifications stated that I would have to make 2.5 times that amount monthly inorder to qualify. This is not possible based  on the short time frame from when the property was purchased till the lease offer. I  do understand that that is the point. Pay or get out(vacate). Does the tenant not have any rights? I applied knowing that I did not earn 2.5 $1585.00 but I needed to try.

      Sincerely,
