We have a difference of opinion as to the chain of events:
Rudy Rudulph is extremely rude: The only conversation we had that was somewhat unpleasant is when you called and asked me about several issues including the mold. I asked for you to email my head of maintenance and voice your concerns. I gave you the email address for my head of maintenance and asked you to email her the list of concerns you had. I let you know I was driving and had no way to take notes or look into your concerns. You said "isn't this your company?" I let you know I would touch base with my head of maintenance after she had had a chance to put it all together and would get back with you. I apologize for not being able to look into your concerns at that exact time.
My tenant moved out and he did a move out inspection and missed the fact that the house is full of mold, the heat doesn't work and two of the three faucets are leaking:
You brought up the issue about the mold and I re-sent you the inspection slides detailing the presence of mold on the ceiling of the dining room. We reviewed the issue with the mold from last year. You were unhappy with the findings of the plumber and you informed my maintenance director that you would be sending in your own plumber for a second opinion. We never heard anything back from you or the tenant after we set up the inspection date/time for you so we assumed the issue had been resolved As for the heat, I did not turn on the heat during my inspection. Did you happen to check and see if maybe you forgot to turn on the gas after the tenant vacated the property? Tenants always let us know if/when the heat/HVAC go out. We did receive a work order request from the tenant on 9/14/2020 reporting a leak from the condensation drain line so we know the tenant would report a maintenance issue if one presented itself. Also, the tenant vacated in September so the temperature was not yet to the point where the heat was needed. Either way, I should have at least checked to see if the heat would even come on so that you would not have had to learn about the heat being out after the inspection. As for the leaking faucets, these were neither reported by the tenant nor observed during the move-out inspection. I'll ask again, had you already put the water in your name prior to the move-out inspection. If the water was off at the street, I would not have observed the leaking faucets.
They also paid someone to cut the grass almost a month after her lease expired and tried to charge me for it:
This is much different than what we spoke about. I put in a work order for a 1 x lawn servicing. I charged the tenant for the servicing (held out of the refund of her security deposit). You contacted my office saying that you had sent me an invoice detailing the money you paid a vendor to cut the yard. I did not remember receiving the invoice but I took you at your word and refunded you the money that was deducted for the cost of the lawn maintenance. Please note that all work done on behalf of the tenant is still billed against your account and then we recoup the funds once we close out the tenant's security deposit. You were never out any funds unless you did pay someone for the work and I missed the invoice. We assumed that is what happened and we immediately refunded your account.
