    They did a poor job with managing my rental property. From not responding to email for days , ignoring emails to not helping with security deposit. The tenant caused obvious damages to the walls ( Huge hardware ) , TV wall mount on the bedroom , and hardwood flooring ( big scratches ) dog smell . We asked to pay for 50% of the cost of repair . They didn't even bother to follow up in the beginning and then they just killed time by going around a circle. A family friend told us by law they must return security deposit with 21 days . They returned the security deposit without even discussing or addressing our concerns . well after 21 day they are arguing about how damages caused are not the tenant responsibility. We had 500 dollars extra security deposit for pet and the house had dog smell, we asked for deodorizing and they denied that there is any dog smell. tenant was responsible for unweeding and we asked for it and they didn't respond and we ended up paying for all the repairs. Meanwhile they are doing nothing they charge 140 a month and kept charging us although our tenant left 2 months prior . We paid about 5000 dollars out of pocket to do our repairs and cleaning and they offered 250 dollars for the damages . Do not use this property management .

    We carefully reviewed the history of the account and condition of the home prior to renting it for the owner (reviewer). Emails were returned in a timely manner. Minimum management fees were charged through the date of management activity and notice of cancellation, pursuant to the management agreement. The property was documented with pre existing wear to the walls throughout prior to occupancy. It was not freshly painted, had mismatched paint marks and hooks, nails and scuffs. The move out inspection, pictures and written report indicated the property was left in good condition after a year of tenancy. No pet odor was noted and there was no carpeting in the home to potentially harbor pet odor or damage. We advised the owner to not charge the deposit for painting costs due to pre-existing condition and normal wear and tear. Per the owner's request an estimate for paint was obtained and our professional recommendation was to only charge the tenant for a portion of the repair and advised a small claims court action, which was likely, may find against the owner. We complete our deposit determinations based upon civil code ****** that governs the costs that can be deducted from a tenant's deposit. Our professional recommendations guide owners to avoid potential loss in a small claims court action. We offered to settle the matter with the owner, which the owner accepted in writing.
