            Being in *********** for almost 20 years I have done a few transactions with ********************************************* that were okay for the most part. However, I am saddened to say my most recent experience has been disappointing and discouraging. They are now charging prospective buyers outragous fees whether they close on a transaction or not. $175 for ordering title commitment + $45 technology fee which means $220 of the ******* money will be taken even if a buyer does not close due to no fault of their own such as being denied financing. I hope other agents can make sure their customers don't find themselves in this unfortunate situations and is able to protect their customers from these expenses in the event they are ever denied finsncing for whatever reason should a seller select ********************************************* as their title company.

            The Seller in this instance incurred the referenced costs (among others), and the Purchase and Sale Agreement clearly states that the Buyer is responsible for these costs when the Buyer fails to obtain the required financing. We know that it is difficult when a deal doesnt close, but unfortunately when a file has been processed for almost a full month, the title search, lien search, survey, etc. have all been ordered, there are costs associated with the file, even if it doesnt close.
