He made no commitment for repairs 8/13- Lvm for Rick 9a 3p, called no answer from Rick 5p, Rick calls to advise that weep holes were cleaned, but Tibbets employee advised me on their visit we don't have weep holes due to aluminum windows flushed in the wall 5p, called Dustin at Tibbets, Yenny says will call back 5p, Rick texts that Tibbets exposed the weep holes and will need to clean them out during the visit to repair the weather stripping 8/21- Tibbets scheduled an employee to check again 2p, Tibbets employee comes and advises we don't have weep holes (as did the 1st rep) and unsure why it was reported so, doesn't see an entry point for the water Spoke with Yenny at Tibbets who will call back after discussing with Dustin Spoke with Rick at Adams who will call back after discussing with Dustin 3:30p- Dustin calls to confirm windows are not the source of the leak, says weep holes are from a different house and confused the reports sent to Rick 4p Called/texted Rick with no answer

      We had not stopped actively addressing this issue when this complaint was filed . We have spoken with the homeowner and believe we have remidied the water intrusion issue. Home is still under warranty.

      I have reviewed the response made by the business in reference to complaint ID 22176830, and find that this resolution is satisfactory to me. The builder has escalated my issue to the production manager, Jake, who advised me to go back to the windows contractor, Tibbetts. Tibbetts advised they would apply additional caulk as needed, install fuzz pads, inspect the rubber gaskets, and supply me with zip tape along with a replacement screen. I am satisfied that we found the root issue of the water intrusion and the builder has provided the best remedy possible short of replacing the windows that may have the same issue due to the area we live in.

      From the start of putting a contract on my home there have been problems. The first being that an entirely different home was advertised then what was built. They then told me they could not put in the color cabinet I originally picked that they offered, then they had to completely change the design of the home. I accepted all of these changes and then asked to put black gutters in place of the white. They are not even close to putting gutters on. I said I would even purchase them myself. They made all the changes they wanted but won't allow me to make one simple change.

      The major thing that happened was on 6/24/24. A lot of other issues happened at other dates that I could look back at emails to find out. I’d need to look back at exact dates, but I was told by Adams a sidewalk wouldn’t be installed in front of my house. I ask since I moved in about this which was May 23 because they were supposed to patch my drive, and I was told when I moved in there would be a sidewalk, so I’d been messaging Adams since I moved in about fixing my drive and when was sidewalk going in. I was told when sidewalk went in the drive would be patched. I’d also mentioned if sidewalk didn’t go in I wanted to do some work in my yard. I was finally told recently there would be no sidewalk, so I spent money to remove a mulch flower bed and put sod down. They finally came to patch drive, but didn’t patch all the spots and didn’t replace the corner piece like I was told in the beginning. Contractor said Adams would not pay to fix the corner piece. I’ve asked Adams to reimburse me because Adams told me there would be no sidewalk. They told me to talk to Greenville county because they said Greenville county told them they wouldn’t be a sidewalk. I went to the offices of Greenville county and they told me the plans for sidewalks have been there since start of development, but Adams keeps telling me they’re not doing anything and talk to Greenville county. Greenville county didn’t tell me there wouldn’t be a sidewalk. Adams homes told me. I have an email where they told me this. i just want the money I spent on working on my yard because i would have never spent the money to work in yard if sidewalk was going to be installed. $300 was paid in cash to someone for removing mulch, flowers, replanting flowers, putting down the soil, sod and picking sod up. I will need to get a receipt from them. My water also increased due to watering lawn more due to new sod. I have more emails with details about things that have happened.

      Adams Homes did not install the sidewalk. The sidewalk was installed by the Developer with instruction from the municipality for closeout. Additionally, the sidewalk was installed in the right of way which is not the property of the homeowner. Adams Homes cannot reimburse for work performed on home by others. If there are warranty items to be addressed the homeowner will have to contact our warranty department. Thank you.

      We submitted several warrenty items within the first year of moving into our home. Final items were submitted in March 2024, after doing a SECOND home inspection since the one prior to closing was a fail due to Adam's. Prior to closing we were given 24 hours notice to have an inspection, which we were able to schedule someone. An hour prior Adam's refused to allow us the buyers on property and upon inspector arrival they refused him access to attic or roof. Upon final warrenty submission in March, we still had several items that were previously submitted in July/Oct that still were not addressed or the office refused to address. After constant follow up and no responses, we recieved an update at the end of June Adam's would review 1 item, and call on two others, however stated everything else is not covered. All other items are structural, electrical, plumbing or safety, and they refuse to warrent these items. One item is the bottom of our tub squeaks and the tub flooring moves, and they claim it is normal and will not address. We also have not heard anything on the other items they claim they will address, two which we already had someone out (plumbing and electric) and they had to get approval from Adams to address issue further. We have worked with several builders and have NEVER experienced issues to this extent with warrenty fixes. We have fixed significant items on our own since moving in, and find it upsetting for the items we have submitted that are structural, plumbing, electrical related are not even being address. These are items their contractors did and having submitted these items under a year and are just being passed off is truly disappointing. Buyer beware, because other builders warrent their items seamlessly. I would hate to think Bryan and Wayne Adam's intend for their business name to be run this way. They build a nice home, but if they cannot warrent their product there is no use in buying it. We have all emails documented if needed.

      I am a real estate agent representing my parents, Joel and Lois ******* in the purchase of a property in Jacksonville, FL. We were interested in a property from Adams Homes and were informed by the on-duty agent that a $1,000 deposit was required to hold the property. We explicitly asked if this deposit would be refundable should my parents find the property unaffordable after further discussions with the lender. The agent assured us that the deposit would be returned under such circumstances. On May 12, 2024, we made the deposit. However, the next day, after speaking with the lender, my parents realized that the property was not financially feasible for them. My mother promptly contacted the sales associate to cancel the contract. The associate assured us she would consult her manager and prepare the necessary release form for us to retrieve the deposit. When we received the document, it incorrectly listed the recipient of the binder as Adams Homes instead of my parents. This discrepancy was not what was initially agreed upon, and my elderly parents, who are not tech-savvy, assumed it meant they would receive their funds back. This action by Adams Homes is both unethical and exploitative of elderly citizens. We then spoke with Fernando, who informed us that nothing could be done and dismissed our legitimate reasons for canceling the contract. He referred us to his manager, Michael, who threatened legal action against my parents if they did not proceed with the purchase, despite their financial inability to do so. Additionally, we learned that the on-duty sales agent who sided with my parents and supported their request for a refund was subsequently fired by Adams Homes. This further raises concerns about the integrity and ethical practices of the company. We respectfully request the return of our initial $1,000 deposit so we can resolve this matter amicably and move forward. Thank you for your prompt attention to this issue.

      Adams Homes spoke with Mr. *****r and explained that he had a binding contract with Adams Homes to purchase the property, their decision to cancel the PSA resulted in the forfeiture of their deposit. Adams Homes agreed to release them from the contract and to not pursue specific performance, which resulted in them forfeiting the deposit.

      I am rejecting this response because: My parents, who are my clients, reached out to your sales agent Cynthia. After speaking with the lender, it became clear that they could not afford the home. Cynthia, who was subsequently fired for supporting my parents' stance, acknowledged the error. When the document to release the binder was submitted, Adams Homes' sales representative assured my parents that the binder would be returned to them.


      My parents, who are nearly 70 years old and not tech-savvy, trusted your representative's word in good faith. We expected ethical business practices from Adams Homes. Instead, we encountered what we believe to be dishonest and unethical behavior.


      We will continue to inform black residents about the deceptive practices of Adams Homes, which seem to exploit older minority members of the community, until this matter is resolved properly.

      Adams Homes received notice that the buyers wanted to cancel their contract and receive a refund because they decided they wanted to live in a different area.  They were informed that changing their mind wasn’t justified as a reason to cancel and receive a refund.  They then contacted us about the price, but we received confirmation from their lender they were approved to purchase the home.
      The General Manager talked to the buyer regarding their contract obligations and communicated that the seller expected them to close. 

      The seller was willing to allow the cancellation, with the forfeit of the earnest money deposit, in lieu of other damages, as listed in the contract.  The buyer understood and signed the contract cancellation and release of deposit.

      I am writing on behalf of my clients, Joel and Lois ******* to formally reject your response regarding the return of the binder funds.During initial discussions, your buyer's agent assured my clients that the binder would be returned to them upon signing the release paperwork. Given that the contract was in place for only one week, withholding these funds is unreasonable and unjust.


      After reviewing the mortgage options with their lender, my clients determined that the payment options presented were unaffordable. They placed their trust in your agent due to shared cultural backgrounds and commonalities, which they believed would ensure honesty and transparency. Unfortunately, this trust was misplaced.Your agent later admitted to her mistake and apologized for the resulting confusion. Given these circumstances, it is clear that my clients were misled by your agent and sales managers, Fernando and Michael. Therefore, Adams Homes should immediately return the binder funds to Joel and Lois *****r.

      I had a house built by Adam's homes and closed in OCT. Of 20' . I have recently had drain field issues and have water coming up in my front yard. I have had 3 different septic companies come out and inspect my septic and drain field, all 3 companies have informed me that it was installed wrong and headers were not attached or came apart shortly after installation and only had 3 rows of chambers, should of be 4, not to mention it was only 4-5" deep. I even had the company that did the original installation tell me it was an extremely rare elevation and corners had to be modified. Superintendent for builder was aware of issues with all the fill dirt that was brought in. I even had a conversation with Super the day of closing regarding drain field. Less than 3 & 1/2 yrs later I have to come out of pocket over $12k to replace a drain field that was never installed properly in the 1st place. I have this in writing from 2 of the companies. I have contacted builder's warranty department with no luck. This is not right!

      I purchased a home from Adams Homes in September 2021. Generally, I have been satisfied with the quality of construction; however, a significant issue arose within the same year of purchase that has yet to be resolved, despite being under warranty. During the warranty period, substantial crack developed in the tile flooring of our kitchen, which subsequently extended into the bathroom. I contacted Adams Homes' warranty division immediately upon discovering the damage. After several months, the company responded, proposing to replace the cracked tile with vinyl plank flooring. The replacement material offered, vinyl plank, was deemed by professional installers to be of inferior quality compared to the original tile. The installers advised against this replacement, stating that it would be an inadequate and lower-quality solution. I communicated these concerns back to the warranty division and requested an alternative solution that would not compromise the integrity or value of the property. It has now been over eighteen months, and this issue remains unresolved. My repeated attempts to communicate via email have largely gone unanswered, and verbal assurances of follow-up on this matter have not been fulfilled. The lack of response and action from Adams Homes has been frustrating and unprofessional, leading me to seek assistance from the BBB. I am seeking a resolution where Adams Homes either: Provides a replacement for the damaged flooring with material of equal or superior quality to the original tile, or Offers a suitable alternative resolution that acknowledges the severity of the issue and the impact on the property's value.

      Please see the attached Ceramic Tile Disclosure signed by Michael ******. it states: "As the case with any ceramic tile applied to a concrete surface, cracking of the tile or grout shrinking may appear. Adams Homes does not warrant the cracking of tile and or grout shrinkage as part of the warranty program."

      Despite the buyer having signed and acknowledging this, Adams Homes still offered a no cost solution to the buyer. The buyer chose not to accept our offer for replacement even though the issue is a non warrantable item.

      I purchased a new construction single family property from Adams Homes LLC (the builder) on July 6th, 2023, with a one-year builder's warranty for everything. The signed warranty document is provided here. In April 2024 (within the warranty period), I found there is very little soil between the sod and the gound with rocks, in the front and back yard of the property, so the sod is not able to grow well. Since April 24, I have requested Adams Homes to redo the sod with enough soil, to fix the problem, but Adams Homes are not responding to my request, with a solution to fix the problem.

      It is evident from the pictures that Mr. *** provided that the lawn is not being treated or watered adequately.  We received Mr. ***'s complaint and referred him to the lawn care and treatment pages as well as the non-warranty sheet which was provided at his home orientation and at closing. We recommend that Mr. *** reach out to a Lawn Treatment service, perform regular yard maintenance, and water frequently. The yard was green and alive when he closed on the home. He was provided the steps to keep it alive and has not done so.  We consider the matter closed.

      I am rejecting this response because:

      I have presented 3 reasons why the builder should hornor their warranty for repair in my previous message, but the builder does not provide any reason here why they will not do it, just keep saying they will not do it without any reason. This is not a reasonable discussion. The builder need to explain why they will not do it, based on my 3 reasons in the previous 3 reasons. Here I repeat these 3 reasons:

      I closed on my newly built home with Adams Homes on January 2022. After living in the house I have discovered the house was poorly built, I have had repeated plumbing issues, the vynly flooring lifted after a year and yes their response was it is out of warranty. I have now discovered the roof is sinking on one side and you can guess Adams homes response again when I contacted them it is out of warranty with Adams homes. The light fixtures some have gone out and I can’t find the replacements and they can’t assist. This has been very stressful and frustrating as a first time home buyer. I asked for their corporate contact information and I was told that information cannot be shared by Yvette the warranty coordinator.

      We were unaware of any concerns with the home until this morning, 5/9/24.  The customer called and we requested she complete the warranty request form in writing so we can start the process and investigate her concern.

      At that time, the customer screamed at our warranty coordinator and hung-up the phone.  A manager later contacted the customer shortly after that call and was met with the same issue.  The customer yelled at him and hung up on.  We are committed to standing by our warranty and can check into the issue upon receipt of the written request.

      this response was a lie.  When I contacted Adams home the rep told me that I needed to contact the roofing company and Adams home is not responsible for the roof. I got frustrated and explained to her that Adams home should contact the roofing company since they are the ones that contracted them. After making this compliant with the BB I received a call from a gentleman from Adam’s home yelling at me stating that I caused the person the phone to go to the hospital, and that was what he was calling to address. So I disconnected the call due to him adding more frustrations to the situation. There has been no further contact to resolve the problem, nor has there been any roofers coming over to address the roof.

      When we purchased our 3rd Adams Home in November of 2023, during the final walkthrough I didn’t write the lawn up, because I was informed by the production manager it would come back and turn green if I put Scott’s Weed and Feed and keep it watered it would come back and turn green. It’s April 2024 and it’s still brown and dead. When we reported to the local office, they said it wasn’t a warranty item and it could be fixed. Also it was November so you just hope and believe it would come back.

      In response to this complaint, Tommy ***** went out and met with Mr. ****** on April 18th, 2024. Mr. ****** was told that he would be back in touch with him as to how this was going to be taken care of. Mr. ***** also called Mr. ****** this morning and stated that we would be out in next couple of days with our Sod representative to see what the best solution to this matter would be. We will be getting this resolved as soon as possible. if you need anything else, please let us know.
