We took possession of a home in Feb 2020 built by Adams Homes. SOS Septic is the contractor that put in the septic system. The system backed up in early Jan 2022. We called Sea Side Septic Services to come out and check the system. They indicated the following... "The Effluent Line is not hooked to chamber caps. Drain field chambers are depressed into sand drain bed causing a disconnection of the system. New drain field should be installed." After being ignored by the septic company after being told numerous times they would have someone reach out to me, I reached out to Adams Homes. I received the same treatment from them. They said they would contact the septic company and get back with me. They never did. Neither company will even come out and look at the drain field, it is unbelievable. Neither company cares because the 1 year warranty has expired. After only 2 years we have to have a new drain field installed. I warn anyone to stay away from both companies. I filed a separate complaint against SOS Septic through the BBB. The BBB closed the complaint with no response from the septic company. Not surprising but shameful. I've heard numerous complaints about Adams Homes when it comes to the first year after taking possession of homes they have built, the period of time in which the one year warranty is active. I had the same experience, they are slow to respond and unfriendly. They got their money and that's all they care about.Business response

During the 1 year warranty we received no warranty requests for the septic system at the home. We offer a 1 year builder warranty and a 10 year structural through Maverick. We received a call of a problem with the system in January 2022 and warranty had expired. I have been trying to get Adams Homes since February 2021, to honor the warranty on cracked tile in my new home. I have email records from Feb 21 when they were first notified (first email is attached), all the way up to two weeks ago. Now, after telling me they could not replace the tile with the same color because it was "discontinued," they want me to go to their model home to pick tile from their stock. First, I found no less than 12 venders that sell Hueso Ivory tiles, which is what they told me was "discontinued." Second, after emailing me for two months saying they would send the contractor to my home to look at the other options next to my current tile; they are now saying I have to go to their model home to choose. I have no way to compare the tile. A photo is not good to match the slight color differences. I want them to replace my tile with the tile in my home. This is readily available and I'm even willing to order it if they will pay for the tile. This is the best option so that the home is not ruined with off-colored tile through the living room and bathroom! There are over 17 broken tiles in my BRAND NEW home!Business response

Business Response /* (1000, 5, 2022/05/09) */ The tile for this house has been discontinued and our flooring company is not able to purchase from their supplier. The places selling online would be places that have old inventory. Our production manager is looking into the tile, that the customer has found, to see if it is an exact match. There are a few different patterns of the Hueso Ivory tile and we want to make sure it is the correct one for her house. Hopefully it is a match and we would be glad to have it installed to honor her warranty. If it isn't, the warranty states we can't be responsible for replacing cracked tiles if the product has been discontinued. Our model home is 1.5 miles away from the customers home. If these tiles aren't an exact match she will need to select an alternative replacement.Initial Complaint

WE HAVE HAD MAJOR SEPTIC SYSTEM PROBLEMS SINCE WE MOVED INTO OUR NEW HOME IN FEBRUARY 2020. WE HAVE HAD TO PUMP OUR TANKS OUT TWICE SINCE FEBRUARY 2020 AND TWO WEEKS AGO IT HAD TO BE PUMPED OUT FOR THE THIRD TIME. WE COMPLAINED MANY TIMES TO ADAMS HOMES BUT THEY CLAIMED NOTHING WAS WRONG. THEY USED BRIAN DAVIS SEPTIC TO INSTALL THIS FAILED SYSTEM. WE JUST HAD TO REPLACE THE DRAIN BED AND USED HINKLE AND SONS SEPTIC. THEY FOUND WHEN REMOVING THE FAILED SYSTEM THAT OUR ORIGINAL SYSTEM NEVER WORKED. I CALLED ADAMS HOMES WITH NO SATISFACTION, THEY HAVE TOLD ME THEY WILL NOT DO ANYTHING TO MAKE THIS RIGHT. IN TWO YEARS, I HAVE SPENT $450.00 TO PUMP TWICE AND $4,750.00 TO REPLACE THE DRAIN BED THAT NEVER WORKED, AND $600.00 TO REPLACE MY SOD. I BELIEVE ADAMS HOMES SHOULD REIMBURSE ME FOR THESE COSTS BECAUSE OF THEIR INCOMPETENT INSTALLATION OF THIS FAULTY SEPTIC SYSTEM. HINKLE AND SONS WILL VERIFY ALL THIS TO BE FACTUAL. Business Response /* (1000, 10, 2022/02/25) */ We spoke to Brian Davis Septic who installed the system. Brian claims that the system could have been damaged from excessive water usage back in 2020 when the original problems started. We have records of the over usage in our files from that complaint. The manufacturer of the drain field components (infiltrator water technologies) sent us a letter stating excessive water is one of the most common reasons for failure and gave us some websites to explain it. The sand he dug out was saturated and the system wasn't functioning properly, but couldn't tell us why. We also spoke to a third party septic company that we don't use, ASAP septic, We provided all the details of Mr. ******'s issues. They agree with Brian Davis that the excessive water could have damaged the system, but there are so many other variables that could have led to the failure. If the customer uses certain soaps, fabric softeners, puts any grease or certain foods down the drains, cleaning products, etc it can cause the systems to fail prematurely. A bio film can also form which will not allow the liquids to drain properly. Excessive water from a sprinkler system can also add to drainage issues. The system has a one year warranty and was operating properly in that time frame. After speaking to 3 different septic companies and determining the system was installed properly, while also function properly during the one year warranty period, we will not reimburse Mr. ****** any money for the replacement of his system. We understand his frustration having to make a repair like that after 2 yrs. Complaint about Adams Homes failure to provide warranty work for an issue that has been occurring since purchase of a new Adams Homes. Issue is a intermittent noise that is from with the attic that is resonating throughout the interior portion of the house when the wind blows. I have been experiencing this noise from the attic since 2020. Adams Homes has yet to try and do anything to investigate/fix this issue. I have even provided them a recording of the noise and they fail to acknowledge that there is a problem that needs fixing. In fact one of the managers told me that it was the neighbors flag blowing in the wind that I am hearing. Yesterday, on 1 February 22 the wind was blowing and again I am hearing the noise in the house throughout the house even back in the master suite. This is an ongoing intermittent issue that Adams homes needs to get the roofers back out to the house, and replace the ridge vent and remove any remaining underlay that I believe is flapping when the wind gets under the vent. Please note this issue was identified to Adams Homes while the house was still under warranty and to this date they are still disputing that there is a noise and are refusing to do any workup to determine the cause and resolve the noise issue.Business response

Adams Homes after many attempts to locate this problem believe it to be a percieved problem. If the ******* family could give us factual information of the percieved problem as to what is the actual source we will address it at that time. Adams Homes takes it's warranty complaints serious and will fix any problem that we can address, however in this case we cannot find a source of any noise from the wind. Adams Homes will replace the ridge vents in the next few days to satisfy the homeowner, however our belief is that the sound she is hearing is coming from the lanyard and flag from the next-door neighbor. we do not believe that changing the ridge vent will help this solution, but we've agreed to satisfy the homeowner who is convinced that changing the ridge vent will rectify this noise compliant.Initial Complaint

Bought Adams home in 2021. Warranty for most items is one year. At 10 month mark began process of notifying company of a poor installation of my garage floor, which started to crumble near entry point of garage. They sent a man out who said looks like they poured it too high and cut it to lower floor. Even though their guy agreed with me on the problem, they refuse to fix it or even write me notification of refusal. Many phone calls went for naught. They always tell me a manager will call me and they never do. They are ignoring my pleas to fix an obvious faulty concrete pour. On follow up calls, always tell me person is busy, give it time. Not only is floor faulty but they engaged in fraudulent and deceptive practices to cover up flaw.Business response

On each occasion it was noted and explained to the homeowner that the issue he is presenting is cosmetic in nature, and therefore not covered under our warranty program. The homeowner is unhappy with that response. Adams Homes has asked our 3rd party warranty program to review the homeowner's complaint and give an opinion on this matter. Adams Homes contacted the 3rd party warranty program prior to the homeowner contacting the BBB. The homeowner missed the original email from the 3rd party warranty group sent on January 13th. The homeowner has since been in contact with the 3rd party warranty group, and they are scheduling a time to view the homeowner's claim. They have been delaying inspection With 3rd party for 2 weeks. Finally have a scheduled inspection on 2/3/22.And their excuse of cosmetic damage is bogus as even their original guy, who examined floor said it was a bad concrete pour. This is a Faulty covered up attempt to hide the fact, they made a mistake and now are using the term cosmetic damage. When small rocks start peeling from FRONT of floor by door it becomes obvious this is poor work amid a fraudulent cover of the mistake. We purchased an Adams home last year (built in 2016). We were told the home came with a gas fireplace. We recently wanted to use the fireplace; however, observed the gas is not hooked up and hasn't been. We called Adams Homes and they said it's an option and there's nothing they can do. Well we purchased the home with that option as advertised. We would like it property hooked up. We were lied to.Business response

Business Response /* (1000, 5, 2022/01/24) */ Mr. Southern, I'm sorry you feel like you were lied too however. I assure you Adams Homes has not misrepresented anyone concerning this issue. The Fireplaces that Adams uses are a wood burning fireplace, and the original owner may have had gas plumbed into the firebox to allow for them later to add either a gas lighter or gas logs. installing gas to a fireplace allows the original owner any option that they may choose, whether it be using it as a wood burning fireplace or as a gas with either a log lighter or gas logs installed at the owners expense. i hope you understand that Adams Homes sold the home to the original owner with all options that were in the original contract. Adams Homes simply cannot be responsible for an advertisement from a sale of property that was done after the initial home being sold by Adams Homes.
