      I have been in the Construction/Real Estate industry for over 30 years and I have never dealt with such an incompetent group of people. They cost me time and money because they did not do their research and they were unable to communicate with the lender and the title agency. If you use this company you will regret it. There are millions of lenders, avoid this one for sure. We were completely transparent with all aspects of the application . Credit score in mid 700s doing a $310,000 refi on a $510,000 appraisal

      **** ****** has never conducted business with our company however his wife did submit an application and was initially denied a mortgage because she was not truthful on the application and had unreported property that is owned which was discovered at the last moment by the Quality control personnel at the bank. It is extremely important that all applicants tell the truth and accurately answer all questions with regards to their application. Once the bank discovers a series of falsely answered questions then they begin to scrutinize all answers on the application.

      It is unfortunate that Mr ****** posted such a comment when he failed to mention that his wife did not meet the banks criteria for Debt to income ratio necessary to service the new loan for which she was applying. The mortgage agent Mr Leflar worked tirelessly to get an exception to that underwriting condition and received a clear to close to fund the loan. Unfortunately the exception came at a price with a bump in the interest rate. It was the choice of the customer not to proceed with the funding.

      The customer we dealt with was always gracious, polite and professional however the same could not be said for her spouse, Mr ******

      Not surprised that they respond with blatant lies. It is laughable that they say Mr. L worked tirelessly. He was unreachable for days at a time and we were left dealing with his assistant, who was gracious but unqualified. It is their job to pull credit reports and credit histories to understand the financial worthiness of a potential client. How is it possible that there was a last minute discovery? If they new how to do their job they would have known all credit obligations on day two of the process. For them to say we lied on the application just shows what kind of low level company they are. Nothing was ever hidden or not disclosed. They reported incorrect information to the closing agent and bank, multiple times and that continually postponed the closing. For them to blame their mistakes on the client is inexcusable and they should have their liscense revoked. They reported incorrect information and now they say we lied on the application to cover their mistakes. What a joke.They had all the necessary information and the opportunity to clarify said information. They are incompetent and that is why we decided to cancel the loan. We were not disqualified from the loan. We stopped the loan process due to their continued delays and lies. We are currently in underwriting on a new loan with different company and the process has been easy. Mr. L doesn't even understand how debt to income ratio works. And of course they result to insults as a response.

      All mortgage firms are in business to assist clients obtain mortgages and we report only that which has been provided by the client.

      In this case, a property was discovered that they did not declare on the application. This property and the debt associated with it and the taxes and insurance owed on it made the debt to income too high for the applicant to qualify.

      If this mortgage application is any indication on how the gentlemen runs his construction business then let's all hope that he is building nothing of significance.
      The spouse of an applicant who conducts himself as a bully and rants such as this latest display begs the question as to whether and adult wrote his response and rant or a hired teenager who is chock full of emotion and does not want a solution nor logic. We wish this gentleman well and advise him to properly answer all questions on his application and not withhold critical information which can and will be discovered through the vetting process and will ultimately affect underwriting decisions.

      Things always go smoothly when they clients are forthcoming, straight forward and provide full disclosure. Things get delayed or denied when an alternate tact is used.

      Hopefully the gentleman has gained something in that it is best to act professionally (hopefully that starts soon), and fully disclose assets where debt, insurance and taxes factor into the debt to income ratios.

      It is laughable to hear the response from MBN mortgage. Name calling and insults cannot change the fact that this is a poorly run operation. Anyone reading this chain of statements can clearly see they are unprofessional in their responses and that is exactly how the mortgage process went under their direction. Do your self a favor, mortgage companies are a dime a dozen, hire someone else.

      Perhaps you should try honestly and being professional in your future endeavors. You may find that to be more fruitful and successful than your present shady business tactic. Give it a try, you just might be pleasantly surprised

      I have filed a compliant against MBN mortgage with the Florida DBPR and the SEC for misrepresentation and fraudulent business practices. MBN mortgage is the liar/deceiver in this case. I checked your online reviews and found the only positive ones were made by their business associates. I searched high and low and could not verify one happy client.

      We are sorry that you feel slighted in the decision to deny your wife's loan. The denial was based upon the lending guidelines and the underwriting procedures. Like many in the woke culture, bullying, complaining and trying to force us to break the rules to allow a loan to go through simply is not a success tactic. You are most welcome to file a complaint with whomever you wish and that will not change the result. The Woke culture and your adherence to their principals of complaining due to the injustice of not properly qualifying does not make you nor your wife a victim of circumstance.
      Approvals are based upon credit score and your ability to repay a loan which is reflected in the debt to income ratios. Simply put, the current debt to income ratios did not support an approval for your loan application.

      The fact remains we were not denied a loan. We stopped the loan process two months after it started because the closing was delayed on three occasions due to MBN mortgage miscommunicating with the closing agent and/or the lender. I am sure any potential client can see that the responses MBN has made to our complaint identifies them as a company you surely wouldn't do business with given a choice. They use name calling and gaslighting and then refer to me as a bully. I am a purveyor of truth and the complaint was filed to help prevent other people from having to go through what this company put me and my family through.

      It is amazing how people will twist the facts to support their own narrative. The long and short of this is that three things happened. The application was not filled out truthfully and the application could not proceed due to misinformation as we discovered a property that was not disclosed on your application but the debt appeared on your credit report. Secondly, once the additional property was factored in you no longer qualified for the loan and were denied a second time and third once the loan office sought an exception on other debt shown on the report, he was able to get you approved at different rate than was originally offered prior to all these resubmissions.

      Ultimately, we wish you luck but all of this was unnecessary had you been truthful, disclosed all your debt and were transparent from the beginning. Nothing makes us happier than to get loans for customers. Your demeanor was less than professional and your response to inquiries when a mistrust was questioned was nothing short of rude if not a rehearsed bully routine that I am sure has served you well on the construction site but does not get you very far in a professional setting.
      As previously stated, intimidating a financial institution to try and break the underwriting rules is not productive and we will always adhere to the underwriting guidelines.

      Anyone who reads your comments can very clearly see who the bully is. When people do not have the facts to support their argument they are reduced to name calling and character slander. The truth always comes to light and anyone who hires you will find out very quickly that you run your business like you respond to criticism, without forethought and critical thinking.

      Mr ******, I can appreciate that you are emotionally troubled by having the loan denial and I am sorry for the mental strife that you are experiencing. In spite of all the misgivings and misinformation that was provided in the loan application, we still found a way to work through your less than transparent facts and then re package the loan once all the truth was revealed and got your wife approved. it would have been a much faster and simpler process had you all simply completed the application truthfully from the start. In any event, in the time that it took for the truth to be revealed the rates for the loan went up in the market. Now you are mad at the interest rate being higher. markets do not stay stagnant and with the current economic situation there is upward pressure on interest rates and so any unnecessary time delay does not work out to a better interest rate but rather the contrary. when you received the news of the higher interest rate you definitely blew a gasket and wanted to hit out like an insolent child. Somehow we are to blame for the inaccurate application and the market interest rate. i don't think any mortgage company can be held to account for those 2 items. Since that time interest rates have contiued to rise and I hope that you were able to take my advice from the beginning of this discourse which was to tell the truth and fully disclose the information on the application and then there is a 95% chance that things will go smoothly with the next mortgage company you attempt to deal with. We continue to wish you well in your future endeavors and hope that you act more professionally in the future

      Mr ******* By definition, any practice to deceive or mislead is in fact a lie. Your wife did not disclose ownership of other property on the application which lead to the problems and the underwriting denial. The importance to be truthful and transparent on any finance application is paramount to its success. Your extreme reaction and actions on this file is tantamount to someone who was caught, corrected and embarrassed. For that we are truly sorry you went through that myriad of emotions. You would have probably done better and the situation would have resolved to your favor had you approached it differently instead of pointing the finger at everyone else instead of your own actions which landed you here in the first place. The problem is not making a mistake, the problem is trying to blame others for them instead of taking responsibility I understand that may be training and business practice in the general construction business but it is not a good tactic in the financial industry.

      The definition of incompetence; the inability to do something successfully; ineptitude. It was your incompetence that resulted in our withdrawing our loan application. You surely were not calling me names when you pleaded with me to continue on with the loan so you could receive your commission. Your inability to respond professionally to our complaint shows your desperation. Try selling used cars you may have better luck.

It is always a sign that someone has lost their integrity when they revert to name calling and imposing slurs. I am the administrator and do not receive any form of compensation from transactions. My job is to review comments, complaints and compliance to the rules. I have never called you anything other than dishonest which the evidence shows that your application was misleading and not transparent and your enduing conduct is one that is unbecoming.       it is the job of the mortgage broker to guide a client through the loan process. We followed every instruction as directed by your team. At no time did we hide any information regarding our credit or property ownership status, as we are well aware that all of this information is public. If there was a failure to report anything on the bank paperwork that falls on your staff. We did not fill out the paperwork that was submitted and in the end it is your job to ensure all necessary information is reported and recorded. Your team failed on multiple levels in the transfer of information from us to the lending institution. As any third grad educated human can read from our interaction you have very little of value in your responses to my factual allegations and complaints. Your name calling has no effect on me and reflects very poorly on you and your company. Again thank you for continuing to substantiate my claim that your company is very poorly managed.

      Well Mr ******, We are going to simply have to agree to disagree. If there was any validity to you absconding of your responsibility to report all information requested then perhaps you would have some merit. That however is not the case here. We are not investigators into your life and you know what you have going on in the background and it is up to you to disclose it. It is not up to us to discover falsehoods or withheld information that materially affects a loan application. Once again the issue was that you materially held back information that affected the debt calculations and long term liabilities on the application. These issues were discovered at the tail end of the underwriting process and that is what thwarted your loan. At some point , your responsibility can not be ignored in spite of your efforts to be Teflon, it sticks to you ( Teflon **** ). Diverting blame on the discovery of factual information that was not disclosed by you to being someone else's fault for not investigating you more thoroughly is not the role of a mortgage broker. We take clients at their word and assume the best from people which clearly was a mistake in your case. Then , you to react like a Tasmanian devil and berate the MLO with your curses and you tyrade (which was inexcusable) as he was simply conveying the results of the quality control oversight on your loan. Not only did the MLO solve the situation and go the extra mile for you, he did so with grace and courtesy which was woefully lacking in your response. We will gladly accept your assessment of our firm as it originates from someone who only does the right thing if he stands a chance of getting caught opposed to someone who does the right thing because it is morally and ethically part of their make up.

      No matter how you spin it it is the mortgage companies job to guide the client through the process. We provided all the information as requested by MBN mortgage. As stated multiple times, my complaint is that your people filed information incorrectly multiple times delaying the closing and that is what eventually led to us withdrawing from the loan. In the end, you have shown your true colors with name calling and false claims. Any intelligent person can see by your responses that there is no accountability in your organization.

      I don't know what school of business you attended but it obviously didn't offer classes in ethics or professionalism in business communications. Your inability to address the complaint without name calling destroys your credibility. There was no deceit and I reprimanded your staff for their Incompetencies. Instead of apologizing you attack my character and call my wife a liar. Which I am sure is very attractive to a perspective client.
