When I first moved here in ***************** the leasing office was amazing and very professional. As of late, management and staffing has changed and it is awful. The lack of professionalism and communication is hard to go unnoticed. I have reached out with concerns to be ignored every single time. I go into the leasing office with my concerns and its a joke to them. Literally, they have laughed in my face. We recently had inspections done and my lights were left on in my apartment for hours. They never leave an indication that they have entered your apartment, luckily I know because I have a camera. I would not recommend moving here. Im sure your concerns too will be ignored.Review from Tonya W

******************* ************************************************************** Upon reviewing the lease terms, I noticed that there isn't participation in ******** that is mandatory to proceed with signing the lease. While I understand the benefits of ********, I would appreciate further clarification on why this option is obligatory for securing a lease at your property.I value the transparency and flexibility in leasing arrangements and would like to understand the reasoning behind this requirement. I believe that obtaining a clear understanding of this policy will not only benefit me but also contribute to a more informed and satisfied tenant-landlord relationship.*****, who claims to work in the corporate office of Preferred property, stated it is mandatory that I signed the rentplus agreement in order for my rental agreement to be honored. *************************** advised me that if I did not sign the rentplus agreement that I will be put on a month to month contract. ******** monthly. February 1, **** I was put on a month to month lease in the amount of ******** for not signing the rentplus agreement.Please view the 1st paragraph of the rentplus agreement .The ******** service is a credit reporting and financial tool provided by ************************** LLC, also known as *************, to report Residents rent and/or utility payments due under the Rental Agreement to one or more consumer reporting agencies (e.g., Equifax, TransUnion, and/or Experian). ***Enrollment in ******** is entirely optional and is not a condition of this Rental Agreement.***I am signing the rentplus document in distress with the understanding that if I do not sign the rentplus agreement there will be repercussions. Unprofessional and lack communication. I have called numerous of times and right at the start of operating hours of 9am est. No one ever answers the phone. I'm currently trying to do a non Renewal on my lease and move out of my apartment and the current property ***************** has an unprofessional, rude, and lacks knowledge. Staff members are giving different information and they are always too busy for you. One lease agent I spoke kept cutting me off, told me I was giving wrong information but no ownership taken, so I would have to redo a 60 day notice and I think that is unfair. I told I would need to speak with corporate, she told me to ****** the number. Wouldn't give me a timeframe when she stated a manager would be in touch. Maintenance request are not filled. The gates have been broken for over a year. The clubhouse, pool, and weight room are all open, anyone could just walk in there, nothing is secure. There is a rat and rodents issue. Neighbors are loud and always fighting. Broken glass has been in the breezeway and parking garage.Review from Dee P

The ******* apartment used to be Notting hill. I have been with them for about 1 and 2 months and it has been horrors. The office employees do not keep their words if you have a date set with them to have keys to move in. They do not document anywhere they had any conversations and agreed with you in such terms. It looks like you are the crazy person making up stories. They will hand you keys to an apartment with broken applainces, toilet, blinds to move in and expect you to wait to have them fix while leaving in it. They do not care at all. Office employees seems they care before you sign any papers and once you are in and also locked down with a lease contract; they will treat you like you are irrelevant. All they care about is their money and not customers satisfactory. You are only allowed to take their internet which bad because they sometimes will be down for the weekends and you have no internet to function. Be aware of this beauty until you are locked in.Review from Kentavious L

This company is horrible. I've had issues since moving in. The staff is very unprofessional and lack communication skills. Work orders never get completed. My dishwasher has been broken for months. Light fixtures have been out and our blinds haven't been changed since move in. They held my rent that they claim was a partial payment when it was paid in time. They held it and communicated they couldn't accept it the day the rent would be considered late instead of communicating a week before so it could get handled timely if it was an issue. I will be filling complaints and prepared to take legal action on the the company and apartment complex.Review from Orlando M

Im worry because I move out 59 days ago and I didnt get my check refund yet I didnt get any notification about when is coming I have been at the Drexel office six time and never the general manager or finance manager show up always the people working at the front desk said they are not here so I need an answer Thanks.Georgia laws state that the office have 30 days for do refundReview from Roger S

After having a amazing viewing of Belmont Place the ownership of the complex changed. The management of my application from start to finish was absolutely horrible. I applied with a lower price set in stone and got a higher price put on my lease. Im expected to pay something that was not shown when I paid for my application. Ive been circled around like a fool and no one has been willing to help. No calls have been answered or returned by corporate so I dont know what to do other than paying it.Review from Rachel H

This apartment complex is an absolute mess. We pay good money to live here, and let me list the things we get for it.1. Our mail more often then not gets misplaced or not delivered at all. The delivery drivers have a huge problem with the address and many times will give up delivering packages here. **** has repeatedly lost our mail, or someone is stealing it. One thing you rely on in an apartment is the ability to at least get your mail.2. There's no reliable way to reach anybody at the leasing office. They keep changing the phone number; there's a different phone number everywhere you look. Their current message tells you to call another number and that number says the mailbox is full and won't even ring.3. We've been waiting actual months to get the shelving in our closet fixed since it was so busted that it fell out of the wall the second we put anything on it. They claim the parts have been on backorder for 4 months.4. There is no gym. They'll tell you there is, but it's just an empty room with no equipment in it. When asked they'll say the equipment is on back order. We've lived here for 4 months now.5. They won't respond to maintenance requests in a timely manner at all. Minimum 2 weeks on any given request.6. The visitor's box to get in the gate is virtually impossible to work. We have to go out and meet drivers because they can never get in.7. The community is a pigsty. They let people walk their dogs in the hallways so there's dog f**** and pee everything. I have to be careful where I walk. There's dog f**** everywhere on the landscaping, nobody cleans up after themselves and there are no repercussions.Avoid this place at all costs. We're stuck here for another 8 months and every day there's some new issue.Review from Pamela A

I do not recommend Alleia Apartments @ Presidio, ******************************** The Maintenance ************************** assulted me. He pushed me as I was entering the community clubhouse. Sat my personal belonging in the hallway along with the Manager, ***, who is rude and very unprofessional. I do not feel safe at this property any longer. I have not received an apology. The incident happened on Sunday Morning, 10:30am. I have filed Assault charges with the police **** of **********. I spoke with the Area V.P. ******************** this morning and again, no apology for being assulted. I pay nineteen dollars a month for a small two bedroom apartment. I am a middle aged, disabled, African American Woman. Very poor management of this property. Sadly, I made a poor choice in housing.Review from Matthew S.

My wife and I moved into The ***** in 2019 up until this month when we moved into our new home. Preferred Apartment Communities (PAC) took over the community I want to say late 2020 but may be off. My wife and I are very low key and only put in maintenance requests when needed and we paid our monthly pet rent for 3 years, never late.We just moved out 05/09 and received our move out statement today. We assumed they would keep our $200 deposit being that we did have a pet and were the original tenants in this unit making any Knick or scratch that much more obvious the final invoice is for $128 after they deducted the $200 and claimed to have prorated the carpet amount.My wife and I were paying around $1500 when we moved in with slight increases each year, this past year after all fees we were paying $1750, our SAME unit is listed for over $2000 now. PAC is the management company of an entire luxury apartment portofilio but I should be thankful they prorated an unnecessary and easily revocable fee.******** Pea, General Manager has told me my $128 will be sent to collections after 30 daysFamilies and tenants are the last priority masked by community events and community amenitiesPreferred Apartment Communities, Inc Response

After further review of your ***** account statement regarding Unit #***-013 at The ****** the ***** charge total at move-out on 05/09/2022 was $328.39 with an original move-in date of 05/10/2019. The carpet replacement cost total was $288.00, which was prorated from an original charge amount of $665. This was offset by your security deposit of $200. This left the remaining outstanding balance on your account of $128.39. This $128.39 is a combined amount of the remaining $88.00 from the cost to replace the carpet as well as a prorated $0.52 ***** Conservice bill regarding pest control dated 05/09/2022, a prorated $6.45 ***** Conservice bill regarding valet trash dated 05/09/2022, a prorated $8.42 ***** Conservice bill regarding water and sewer use dated 05/09/2022, and a $25 water and sewer deactivation fee billed by the **********************. It was confirmed that all charges, excluding the city of Winter Spring's deactivation fee for water and sewer, were prorated for your move-out date as noted on the ***** account statement on 05/09/2022.
