              Im May 2022 I purchased a new home. Stewart Title Company at ************************************************************************* was the title company managing the closing. The title company ensured that the home I paid cash for had a clean title. I recently learned that they failed to ensure the title was clean. The registry of seeds shows an outstanding lien by ********* from the previous owners of my home. Stewart title was aware of this lien, did not disclose it to me, and proceeded to close the sale of the property. I am in the process of obtaining a HELOC. This process is halted because of the outstanding lien that was not cleared up. I have had multiple outreaches to **************** from ******* Title who is unwilling to take the steps needed to clear the title that should have been done prior to closing.

              Stewart Title failed to investigate that the property I purchased had claims by the *************************************. When I pursued developing the land a year later, **** made their claim. I have a claim open with them and they do not respond to questions, phone calls, or requests for status of the claim. I filed a complaint with the company online in hopes to allow them to correct their behavior and if anything, their attention to my claim has gone down. After a couple months, there is no progress and I'm stuck in limbo. I plan on filing a bad-faith lawsuit soon after I file a complaint with Colorado's Department of Insurance if my claim continues to be ignored.
