    This company has purchased a property then tried to sell above its worth without doing anything claiming renovations done years prior was recent, then allowed a ****** with illegal activities and when that got shut down for past year have allowed 9 minimum up to 12 at times, grown Guatemalan men to crowd this 1400 sq ft 3 bed home. The waters been off for months and daily on camera have these men out in driveway urinating. They leave beer cans everywhere and overflow trash cans. They party nearly everyday and blast music loud. They're literally buying homes to house immigrants now at per head prices. Steer clear of this business. Us neighboring homes have years of harassment and police calls and working on suing them.

    Five-Star does not understand this complaint.  The large majority of our homes are sold to end buyers via traditional financing, with a small share of homes (less than 3%) sold to families via in-house financing.  When a home is sold to a family with in-house financing the buyer(s) become legal owners of the property, while our company is the bank/lender (only) that extended a loan for the property purchase.  We thoroughly vet and underwrite any buyer purchasing a property from us with in-house financing to verify they can afford the home they are purchasing from our company.  Similar to any property purchased with retail financing, what the new owner decides to do with the property is their sole responsibility - the lender does not dictate how the buyer chooses to live their life.  We (Five-Star) own zero rental properties, and have no rental portfolio, including no short term rental properties.  We encourage the person that submitted this review/concern to take up any complaints with the owner of the property in question directly or with their local HOA.  Given our company is the lender (only) who provided a loan to purchase this property, this is no different than another property in the local area where the lender is ********** or ********************* - a property owner complaint on any other property would not be filed with ***** or **************** (ie. the lender), and the same applies here (Five-Star is only the lender, the property was sold to a buyer).  *********** purchasing real estate to sell properties 'by the head' is absurd and completely false.  If a lawsuit is going to be pursued among neighbors we highly recommend consulting your attorney because any legal complaint will be against the buyer that lives in this property, not the lender.  *********** hopes any concerns/issues are resolved amicably among neighbors and/or with the local HOA.
