I hired a Pillar to Post inspector for a home inspection. He told me that the roof is towards the end of it's lifecycle, but I might get a couple years out of it if I clean it off. No mention of any leaks or any problems. He never included pictures of the attic in his inspection report, or a summary of the condition of the attic. He didn't even climb up on the roof, he said he looked at it from the ground with binoculars. After a few weeks of moving in, I noticed widespread water stains on the ceiling of one of the upstairs bedrooms. A roofer confirmed that there are two large leaks in the attic, both of which he saw as soon as he stood inside the attic entrance. (I stood there while he looked, he never had to move away from the attic access to be able to see them). I've talked to the inspector about it, he completely dismissed my concerns, telling me this is a new leak. A roofer not only confirmed two large leaks, but also told me at one point a tree must have fallen on one part of the roof (completely different section), because there was a dip in the roof. All of this should have been noted on the report and the leak would have been immediately noticed by the condition of the insulation, if it was actually inspected. I have tried to contact someone at Pillar to Post Headquarters, forget about actually talking to a real human. There is only a chat option. I've left voicemails and emails for supposedly the Regional Director and have yet to hear anything back. I don't recommend Pillar to Post whatsoever to anyone. I paid for a premium inspection, but in no way feel like this was anything close to thorough.
