My daughter leased an apartment with Cornwell Properties while attending Ohio University. She lived in the apartment for two school years. I paid a total of about $15,000 for these two years of renting this apartment.
It was a 4-bedroom unit so there were 3 other room mates. Each room mate was required to place a $500 security deposit with Cornwell Properties. Upon moving out, we received a notice from Cornwell Properties indicating that part of each residents security deposit was being kept and provided a list of alleged issues including "fan dirty", "all appliances dirty", and "wall damage". Each bedroom in this apartment had its own locking door and one occupant. The alleged wall damage occurred in only two of the bedrooms but was charged evenly to all four residents. The move-in inspection documented similar wall damage. I was told there are move in/out videos taken of each apartment which allegedly substantiated their claims. I asked for copies of those videos or any other evidence of their alleged claims. I received nothing. I have been dealing with Cornwell Properties for months now trying to resolve this. A total of $550.00 was withheld from deposits totaling $2,000.00 by Cornwell Properties.
The practice of Cornwell Properties to make unsubstantiated claims of damage in order to retain portions of security deposits is unreasonable and unfair. After speaking with others, I am concerned this is a common occurrence. They required an appeal within ten (10) days pf moving out and then drug out the process for months. They have not provided any evidence of any kind substantiating their claims. Furthermore, I believe they conduct this unfair practice regularly and under the premise that the majority of students and/ their parents won't contest it due to the effort required or can't claim it due to the ten day requirement.
