My daughter is a freshman at *****************. This is her first experience living away from home. She is currently living in a dorm, but needs to secure housing for next fall. She had attended an open house/tour of Vantage student housing with some friends several months ago. The staff there was very insistent that if anyone was interested in a room they needed to sign up or risk room rates going up or selling out. She was told to put her name on a list, which was done digitally at the insistence of Vantage staff. She was not told that she was signing or committing to anything nor was she provided an opportunity to read over what she was signing prior to this. She was told that she needed to get a guarantor to secure a lease. As I stated, she has zero experience with leasing and would not be familiar with any of these terms or procedures. This company has repeatedly emailed requests stating that our lease is incomplete. This is just one excerpt from an email they sent: Your lease is not finalized, and you are currently at risk of losing your spot and rate. The reason your lease is not finalized:-Your guarantor has not completed their portion of your lease Please respond by Friday, March 3rd to secure your lease. By their own admission the lease in neither complete nor binding, as they would not honor the lease in its current incomplete state and they note that we are at risk of Vantage walking away from the agreement as well. We have responded to them many times notifying them that we have no intention of completing the leasing process. Yet they continue to insist that we must, or face penalties, regardless of their own admissions as stated above. Perhaps these agents are at risk of losing a commission. Whatever the motivation, it seems to me that they are at best opportunistic, and at worst taking advantage of, the inexperience of young college students with high pressure tactics and intentionally vague information. Stay away from this one.
