    PURCHASED IN JAN 0F **** . WAS TOLD BY PJ AT THAT TIME WE WERE LIKE FAMILY NOW . HE SAID HE WOULD ALWAYS HAVE OUR BACK AND IF AN OPPORTUNITY CAME UP TO GET A BETTER RATE HE WOULD LET ME KNOW . WELL LAST SUMMER WOULD HAVE BEEN A GREAT TIME TO REFI DONT YOU THINK . I CONTACTED PJ WITH LITTLE RESPONSE DURING THE SUMMER . I CONTACTED HIM AGAIN DURING THE HOLIDAYS AND HE DIDNT EVEN CALL HIMSELF , HE HAD *************** . *** CALLED , RIGHT AROUND CHRISTMAS AND SAID IT WOUD BE BEST TO WAIT A BIT . WELL THAT ADVICE SCREWED ME COMPLETELY BECAUSE ONCE THE CALENDER CHANGED SO DID EVERYTHING . RATES BEGAN TO INCREASE ALMOST WEEKLY . EVERY LENDER HAS ASSURED ME THAT IF I REFINANCED LAST FALL I WOUD HAVE LOST A WHOLE POINT AND BE AROUND 2.5 . I FEEL ABSOLUTELY BETRAYED BY SOUTH COUNTY . I DID END OF REFINANCNG AND WILL NEVER RECOMMEND SOUTH COUNTY .

    ********************* had a loan with Private mortgage insurance due to him not having the ability to put 20% down on his home. When he asked to refinance we looked at the value of his home and he would not have gotten rid of the *** and did not owe much as it was small two bedroom house he purchased .not being to remove the *** made it so he would have had to pay closing costs all Over again and not able to lower his rate due to credit score, Loan to value and other factors. We told him that it was not worth doing and we could check again once the housing season came to see if any comparables sold that would help his home value and allow him to remove his ***. We did the right thing by not refinancing Mr ******** and if someone else convinced him to refinance then they did him not favors as Im sure he still had *** now. Rates have risen dramatically and owing what he owed it would have taken several years to recoup his closing costs and not dropped the ***. Just because you found someone to give you bad advice does not mean ours wasnt sound. I actually feel bad for you if you believe this *********************. Im sure you got much worse than what we initially gave you. Good luck to you. We take ample time to review customers wants, needs and priorities and refinancing him would have been financially immoral. Just because he shopped around and found someone sleazy enough to take his money does not mean we didnt anything at all wrong. We did not do the transaction because it did not make sense. I didnt call him back because ***** did, and explained all this too him. But he kept getting flyers in the mail from people with made up interest rates and persisted. We did the right thing and I stand by our decision to not raise his interest rate from where he was, and because we could not remove the *** thought it would do him more harm than good to charge him closing costs which he didnt have the money for. Now Im sure he has a higher rate, less equity and and is angry. But it shouldnt be with us. It should be with whomever bamboozled him into competing the transaction.

    I also feel like this review should be canceled. You cannot leave a bad review for a transaction we did not do. We did the right thing by this customer.

    I've read the response from South County and I'm not surprised . So now anyone with a better offer is " sleezy " . Yes *** did call after PJ blew me off three times . So let me drop some facts , not hearsay on you . My small little puny house , was appraised by a licensed appraiser in a 45 page report and appraised at $309,000 , i owed $175,000 . You say losing the points would not have possible....well i did in fact lose my points , lowered my payments as well . So according to you I must have been " bamboozled " . Well if that is true , i was bamboozled by a company that *** himself recommended . You wanna beat your chest , refi my loan with no closing costs and lower my rate . This is my last response .This review stands .
