We hired Impact to complete a very expensive landscape project at our lake home. Not only did they string us along an entire year longer than originally promised they installed stone stairs that started literally falling apart the second they installled them. Huge chunks of the tips of the stairs started falling off. When confronted we were told too bad. We were never offered the chance to select our stairs, they simply picked them out and installed them without our say. After many attempts to contact them we were told if we kept the stairs they would take $2500 off the final bill. They offered to flip the stairs upside down and have the sawed edge up to at least make it able to walk on them. The pitts and grooves are so deep it was unsafe to walk on. as you can see from the video and photos these steps are not ok. Last fall they flipped the steps, ans in the process chipped several of the other side of the steps. They look terrible. We decided to just forget it snd try to move on after 2 years of hell dealing with this company. Over the winter they filed a lean on our property for the $2500. Unfortunately this spring when we returned to our lake home the steps have now also settles and are no longer even. The slant cannot be ignored. In addition our own got all ripped apart flipping the stairs. This spring the sod they replaced is all yellowed and dead. Looks terrible. I contacted them to see what they were prepared to do to again fix the looming issue. I was met with hatred, and the owner Kim ***** called me names through email. His reply was "it takes a special kind of stupid" to ask that they fix this mess they created. It is astonishing they can stay in business. Please caution anyone you know looking for landscaping to avoid Impact Landscaping. We will be entering into a lawsuit.

Against our better judgement due to conversations with other contractors, we decided to give Kari the benefit of the doubt and take on this project. Unfortunately, this was a mistake. The claims of being "strung along for an entire year" are entirely untrue. Due to the nature of this project and the access needed we were unable to start when we had planned due to rain in the Spring of 2019. This was completely and accurately described to Kari throughout the project with updates of the working conditions on her property. The lake then proceeded to have record levels of rain throughout the summer and actually completely flooded rendering the job site unworkable for the entire year. We tried to complete this project in November and the ground was still entirely saturated to the point we completely buried our track skid loader. Moving to the spring of 2020 Kari immediately began threatening us with an attorney on 5/3/2020 with zero knowledge of the working conditions on her own property. The spring of 2020 also proved to be extremely wet and unworkable. We kept constant contact with Kari through this spring despite the constant accusations and disrespectful messages. We also hired an excavator at no additional cost to Kari to complete the project due to circumstances completely out of our control. Throughout this entire process the steps she is referring to were onsite for her viewing. Not once was there ever a mention of these steps being unsatisfactory. By 5/30/2020 the steps were installed with a reply of "awesome" from Kari, the entire project was finished minus sod by 6/3/2020 with a reply of "looks really cool". By 6/9/2020 we were in contact with the company Kari had hired to complete her sod and irrigation about the condition of the grading we had completed. Kari had told us this contact informed her the grading was unsatisfactory and needed attention. Upon my conversation with her contact per her request, the contact informed me this was not what he had said and that it was in fact ready for sod. When Kari was informed of this conversation she became very nasty with threatening text messages and vulgar language.

Months after these steps were installed we received a complaint that they were "flaking" and acquired attention. We contacted the quarry that supplies these steps about the issue to try and resolve these complaints. We were then informed the flaking of these steps is completely normal as it is thousands of years of sediment that is flaking away. The process tends to continue for a year or two and will leave an extremely hard and durable natural step when this is completed. We also spoke with a geologist about this matter and he also confirmed this process. This information was relayed to Kari but was not sufficient for her. We offered to discount the steps for this minor inconvenience if they let the natural process proceed, however this was not a sufficient solution either so per her request, we agreed to flip the already installed steps over to reveal the saw cut side at no additional cost to her. We then replaced the damaged sod and informed Kari to contact us in the Spring about any touch up work that may be needed due to the late installation of the sod. After corrections were made we received payment less $2,500 on 1/5/2022 and were told "We are done sending money to you. I suggest you move on and you are lucky we paid what we have considering this drug on as long as it did with results that are less than satisfactory. We will handle our grass in the spring and the repairs to the steps as needed." We received zero contact from her until 6/6/2022 about the steps still not being up to her standards. We found out this was after she had already started another project on the property. Due to the delayed initial payment for the steps, the agreed upon amount not being paid in full, and the repeated refusal of Kari to meet on site, we filed a mechanics lien in the amount of $2,500 on the property. Kari has since posted countless "warnings" about our work on social media telling her fabricated story of how her project progressed. She has also posted pictures to discredit the work by showing pictures before completion, during the repair, and after they began another project that had destroyed their yard. We have also since learned she also refused to pay another contractor she hired citing issues with them and also threatened and berated another contractor that refused to work for her because of these issues. We would highly suggest reconsidering doing any sort of work for Kari or any of her businesses.
